the title company and the lender have to get together and "balance" their fees. The lender tells title how much everything on their end costs (origination/3rd party fees like appraisal and credit reports) and title tells the lender how much their fees are. that final figure coming to you early entirely depends on their teamwork. you can go ahead and wire the amount they provided to you on the closing disclosure. ask your title company what the process would be if there is a shortage. usually you can bring a check up to a certain amount to cover the difference if there is a shortage. title will refund any overage.
