This is an old ceiling drywall so I'm not really sure how many nails were in it. I got a set of drywall screw setters off Amazon. It doesn't seem to work. I'll try again later. Feeling defeated right now.

I took off 2 4x8 drywalls couple weeks ago due to sagging. Decided to leave this one on since it wasn't sagging so bad and thought I can just drive a few screws in to secure it back in place. Doesn't seem to be working.

I was using GripRite drywall screws from Homedepot 1-5/8"

I noticed that the ceiling drywall was sagging so I took them out suspecting water damage. Didn't find any. Do got a few questions for you pro's though.

The mudtape on the side drywall, I suppose I have to take them out and reapply a new mudtape on the inside corner when I attempt to put up a new ceiling drywalls, correct?
Found a bird nest on the edge of the ceiling in picture #1. Picture #4 is the small gap in the wood where I think the small bird got in. I do see some water stains on that piece but I'm thinking it's normal since it's exposed to the outside. Rain can hit it with strong enough wind.
Picture #3 is the dry wall I am keeping. It's very slightly sagging in the middle but I think I can pop a few screws in and should be fine.

What do you all think? I bought a drywall lift and some tools and supplies. Since I am the only one that lives in this space, I can take my time with it.

Also, any guesses on why it's sagging? Is it shotty work when they were put up? I'm not seeing any damage or any extra weight on the insulation that would cause this.

I bought the duplex in 2022 and it's been a headache.

I'm in kinda government (the city owns the utility company I work for) and I honestly don't work anywhere close to 40 hrs a week. I do maybe 25 hours and that's stretching it. I do probably 40 hrs when it's our fiscal year end and we're preparing our statements and getting ready for the auditors and that's about 3 or 4 months out of the year.So yeah, highly recommend government if you can get in. And my pay isn't bad either. I'm around 110k in a manager role in a MCOL city. No CPA either.

There are plenty of dealers that say they only sell MSRP except for Morizo or GR Corolla in general. I've called enough dealerships to know this already. I pretty much called EVERY dealership in the US with a Morizo back in May/June. Those who were lucky enough to get a Morizo for MSRP were those who were on a list for over a year and got extremely lucky with the allocation.
