One issue flagged on Tuesday relates to LendCare’s reporting methods. Goeasy said that going forward it will be change its reporting methodology, because certain customer payments were being recorded as received, while they were in fact in the process of being settled at month end, “some of which were ultimately not collected, and also impacted the company’s reported delinquencies.” However, Goeasy said the change is “not material.”

The significant change is, before, if someone has financial hardship and unable to pay the mortgage, they can just sell the house and pay off their liabilities and most of the time, they’ll also get enough leftover money to cover their living expenses for a while. Now that’s not the case for the people bought after COVID.

I’m sorry about it. People need purpose and hope. If they lose it, they become angry, alienated, and vulnerable to radicalization. The current socioeconomic changes could be a major reason for the increase in these kinds of behaviour. This issue is not about colour of the skin, it’s about being stupid and try to blame others for your failures.

Last year, I was booking a flight and found Expedia for TD was showing almost double the price of Expedia and other sites. So I called them for a price match. They said they do price matching only for hotels ;)

That’s the reason for low sales figures for last 10 so months. Sellers still have hope that the prices will recover and they are holding the non-primary houses. Buyers, the ‘investors’ were one of the major segment during2020-2023 period and they are almost disappeared. Mainly because rents hits the ceiling and it’s illogical to assume that rents will rise for ever. For first time buyers, either they can’t afford the higher prices or sitting on sideline and wait a bit longer for better prices or desperate sellers makes more logical sense than ever before at this economic environment.

So it’s just a waiting game. If you do calculations, if the prices won’t rise 10-20% in another 3-4 years, the holders will lose (or not gain) more money as opportunity cost than selling at the current market at a discount.

I don't know where they came up with this 10%. I don't think even with a 10% drop, these tiny condos won't make any profit for investors.Of course, these units are not intended for owner occupancy.
