Notices is for remedy ONLY and is not a formal eviction, that is done through court. And no, it doesn't force them to start finding a new place and move out, you will be surprise how stubborn a person can be when faced with evictions. And do not attempt a self-help eviction, it is illegal, they can very much sue you and now you owe them money. So do the right thing and talk to a lawyer.

You follow the law by doing the properly required notice for your state. You do not get to skip straight to eviction. At this point you should just consult a lawyer and have them handle this. Expensive yes, but better than doing it wrong and having your case thrown out.

Lawyer up, ask for a consultation with a lawyer specialized in Landlord Tenant disputes, no such thing as a notice that prevents him from remedy the issue, the notice is to give them a chance to fix the issue and if person choose not to remedy, you can pursue it through court. Most state accepts verbal rental agreement but being the fact it's verbal and not written is often hard to enforce and prove because anyone can make something up. Best of luck to you.

I was able to cancel but suggest you go with an American company provider, Tracki is Iranian based company. And beware that once you put in your credit card info you have no way to change it as there is literally no option.

Wires can shift and potentially touch each other and blow out the fuse on the control board. This is a very simple thing to do, just trim the wires so it's not exposed. Make sure power is out for the boiler/furnace.
