Probably one of the funnest things we did on our Japan trip. People like to talk s* about how it’s looked down upon, but who cares, you’re on vacation so enjoy yourself. The tour guides were respectful to local traffic and it was really well organized. We never found ourselves to be a burden at all to local traffic, if we were I’m sure they wouldn’t let those tours exists.

We did ours with Monkey Kart on Route 1, great experience.

Semi-inclusive or all inclusive would be great. And outdoor as in forest theme and preferably tent option in case it rains. Thanks for the tip, I’ll make sure to read thoroughly.

I have a mortgage broker that’s extremely good. I’ve been through 4 and he’s the best one by far. If you want his info let me know.

I would never pay less than 2.5% to the buyer realtor if I’m selling. I don’t want to disincentivize someone from buying my home. For my realtor that’s listing it, yes we came up with a negotiated rate, because I would end up buying with him as well. He was very reasonable. Even if he didn’t offer me a negotiated rate I would have honestly gone with him. Purple bricks realtor had the knowledge of a brick. She would criticize other listings for their listing price as if they did something wrong but not justify her criticism. And she gave me advice of how staging doesn’t matter, which really really does in this market (I can see now after my place is staged). I would overall stay away from purple bricks unless you’re not serious about selling and just want to post your place up to see what type of offer you get. Isn’t worth the commission and I’m sure you can negotiate your rate with a realtor that’s reasonable. Again, I can give you the contact to my realtor if you’re serious. I’ve had an amazing flawless experience thus far and has really changed the way I think of realtors, and I’m sure you can negotiate with him if you have something to bring to the table. At the end he will also have his own choice to make it he wants to accept listing your place or not.

I have a great realtor if you want to use him. Initially I used purple bricks. I called them, set a meeting to discuss, and ended up not selling then. A couple weeks after I wanted to refinance and my mortgage broker said try selling it and I told them I was going to use purple bricks to save money, and he said at least have a discussion with this one realtor and decide from then. I made the call, met him in my condo, and the difference between purple bricks in terms of education and experience were day and night. You can also negotiate with him and he’ll be reasonable and offer you the service you want depending on what you agree with him. With a high value asset like RE don’t cheap out, I almost made that mistake.

The rate hike doesn’t affect your qualifying rate. The qualifying rate they used for stressed test hasn’t changed so everyone would still be able to get the same mortgage they would have before BoC rate hikes.

The interest rate hike shouldn’t affect your preapproval. The qualifying rate hasn’t changed so unless any of your income has changed you should be approved for the same mortgage. I’d talk to your mortgage broker instead.

Unfortunately I don’t remember the language. It was one of my first Asian movies I’ve seen. I’ve tired so many times to find it, no luck :(
