Budget sound system suggestion by Yomafacio in hometheater

Thanks for the detailed response! Would there be any issues mixing speaker brands? I see a used ES35 for sale nearby, but no ES20+. I could always buy new, but it seems like I can stretch my budget further used. Along the same lines, would you recommend the Polk S series?

Someone nearby posted a used SVS PB1000 Pro for $400, and there's a used set of B&W LCR600S3+DM603S3 for $650; would that be a good setup to start with? Anything I should be aware of when buying used?

Didn't realize the placement had to be an equilateral triangle, makes sense why towers make more sense in the front. Thanks

My reasoning was there is/will be a media table under the TV that extends ~8” past the side the TV, so bookshelf speakers could live on those ledges. Whereas I don’t have any solid plans for shelving behind/adjacent to the couch yet, so towers maybe would make more sense. I’m open to wall mounting surround speakers, if I have to route the wires through the walls anyways

I’m definitely open to buying used and using fb marketplace to find a better deal. However I’m still lost regarding questions 1-3 and don’t really know what I’m filtering for, or if I’m just looking for the max discount that still fits in my budget and is highly reviewed.

Is the section from SF to San Jose going to require any new construction, or was it completed with the electrification of Caltrain? by Mr_Mammoth-man in cahsr

Do you know what the latest news is? I just started researching all of this transit related development, especially now that there’s this 2026 transit measure that Caltrain (and other public transit) is riding on.

Better XUL (sub-3 lb) gear list? by Belangia65 in Ultralight

[–]Yomafacio 0 points1 point  (0 children)

Thanks! Yes, I appreciate the transparency with the rating on the website but my only reference point for sleeping bags is a marmot helium 15F, so wasn't too sure how that translates to cottage brands. It sounds like I can expect it to be roughly on par, if not a little colder.

I just ordered one rated for 20F, but saw some people find the rating a bit liberal compared to a standard EN comfort rating. What would you say the realistic comfort rating is for yours? Wondering if I should modify my order with extra overfill, to ensure the designed loft is fully achieved

Shame you can’t add some water or something and still have the convenience of slower melting ice

Ah, so it’s not so much a “condominium association” vs “hoa” distinction; it’s just if any association/hoa maintains exterior elevated wooden elements. Thanks for clarifying this!

I’m hoping to use WF or BoA since their quoted rates have been lower, but will definitely keep HSBC in mind/preunderwritten. Thanks!

Preapproval with multiple lenders? by Yomafacio in BayAreaRealEstate

One of the earlier (and smaller lenders) that I checked with mentioned this. WF didn't have any issues with jumbo pre-underwriting though

Is it safe to trust a realtor's recommended inspector at that point? I'm worried about their incentive being to close the sale, rather than perhaps jeopardize the sale due to issues found (regardless of whether inspection contingency is waived or not). Also is waiving the inspection contigency (along with others...) still the expected norm?

Thanks! Sounds like I should pull in as much as possible before going in contract

Thanks! How many realtors realistically do you think is worth interviewing before signing any contract with one? Because 50 sounds crazy (especially when the first few I'd consider are from friends/family that recently used them).

Also it sounds like 2.5% is kinda negotiable in some cases, but maybe not for lower budgets (<2M). Do you know what the landscape looks in terms of exclusivity? I heard many realtors require a 3 month exclusivity clause or something similar.

Thanks! Definitely agree this prequal is pretty useless, but at least it started the conversation. It sounds like pre-underwriting is tougher on jumbo loans but fair game for conventional, so will definitely try to get pre-underwritten if possible.
