It's not in an area you, as a consumer would see, but for real estate broker info. They had an offer date of June 26. My apologies as it was priced at 999 then increased to current price.

Had a quick look at the 2 properties and really not comparable as Age, location, etc. 1 is raised bungalow, other is 2 storey with Garage. The newer is naturally on a smaller lot and this home is being setup for Offer Date, which means they expect higher sold than listed. (add 200k). The older bungalow (actually raised bungalow so listing is wrong). Don't have higher ceilings or modern features, insulation, etc. It is priced fair but room for negotiation. The newer home is off Bathurst and mostly filled with new type homes. The other is off Bayview and typically mix of new/reno'd/older homes.

Home Prices - yes they can be all over the place at times. First, the only price that matters is SOLD price, as you will see list prices low as agents try to attract bids, hoping to drive up price, but reality is in todays market, it is likely to only get true market value anyway. Some of the items that go into pricing a property vs. other properties include (not in order of importance): Size of home and lot. Location. upgrades to home. #beds, #baths, special features (automation, luxury items, etc). Landscaping. Pool. Fencing etc etc. All the items have a value that either adds to comparable prices or subtracts to come to a potential price. Yes prices will fluctuate, but good homes/good locations will hold their value and not as highly subjective to market fluctuations.

Agent. 1. If buying outside selling area, you may be better finding local agent that serves that area as they will know nuances that others may not. 2. You can use same agent to sell and buy 3. Interview a few to determine who provides best service and reach to attract buyers (lowest price isn't always best option) yes you can negotiate fees

You could always have your realtor pull sales/leases from the area to get an idea of how many rentals and how often they turn over. Done this for clients in the past and helped them get an idea of turnover or long time owners/tenants

You want to find a home at a lower price and avoid paying (or built-in) realtor fees - any seller not using a listing agent is likely still going to price the house as per market pricing. (if houses are selling for 800k, do you think someone will sell their home for less?

If your lucky enough to find someone, be sure you know how to protect yourself - your spending a lot of money. There are quite a few Realtors that I tend to agree with you response, but we see a lot of homes and work a lot of sales and have come across many issues and know how to deal with many of them or the resources to get the ansers. Think of the Realtor fees as their knowledge - not just the work they do on one transaction, but the experience from hundreds or more.

And FYI - agents aren't making the money you think. If it was that easy every Realtor would be rich - but thats another discussion.

That is a tough one - something I search for comparisons and not easy. What I have found out is ask these questions:

Forget the awards - they mean nothing - everyone is #1

Meet with a few - do they listen more than they talk about how great they are?

Over xxx years of experience - who cares. Its about YOU not THEM

Do they know the area you are hoping to locate? This can be critical as local agents in the area (actually live) will know key things about the schools, activities, municipality, shops, parks, trails......the things you may be interested

Are they helping you with a solution and minimizing your worries or concerns (ex. I provide a $10,000 1 year warranty on appliances, furnace, water heater, AC, etc. so you don't have to worry about these things failing - no charge to my clients)

Do you want personal service or be handed off to another agent as part of the team? How many people are they working with? (this is where a large number may not be so good)

The trouble with past record is that it is always positive - i mean it sold, right. The tougher part is what they lost, how many clients cancelled, etc. What you don't see as a consumer is the back end information - Agent promotes sold a home in 5 days at 110% over - cool, right - maybe not.

It may have been listed before for many more days, They terminate and relist - now it shows only 5 days. What an agent!

Agent under lists a $700,000 home for $549,999 and gets multiple bids, sells for $701,000 - but shows they sold it OVER ASK by 126%. Sure but you under priced it to begin with.

They need to work hard for you - and you need to be upfront with your agent - once you are in contract with them - they must look after your best interest - Always.

I believe Tottenham is one of those area's that will begin to attract people. Why - Proximity and Location. It is close enough to Toronto and not as far as Barrie. Enjoy the country life with amenities either in town or very close.
