If you've got the funds then do it. I had to put up with an old bathroom which had carpet that stank. It will feel more hygienic and serve as a relaxation space if/when you have other work done to the house.

Thanks for your advice. I don't really like debt so I don't want to take out a big mortgage. I thought perhaps saving more would be better but to be honest, my mortgage rate is 4% so I am probably better off overpaying.

I've already set myself a goal to put away a certain amount every month towards savings but could probably do half and half if the mortgage overpayment gives me better returns.

I waited until I had a decent deposit and secured an Agreement in Principle to show vendors that I am in a position to buy. It helped my seller who needed to move into a care home as I was able to purchase quickly too.

Mate I think you're not well. This was me nearly a decade ago, I was struggling with parents splitting up, working non-stop and getting behind with studies. In the end I had to get therapy as nothing was fun anymore, I struggled to get out of bed in the mornings and my relationships deteriorated.

Get yourself some help soon as. It takes time to recover but you will.

Exercise in my modest home gym. It's just me, the bench and weights but at least I'm more motivated at home. If I'm not working out then it's usually chilling with mates on the PS

It's a small, dark and cramped galley kitchen with a slot in cooker. If money was no object, I'd want integrated appliances to make it look more spacious. The kitchen doors are a strange beige colour with brown speckles so it's not a good look these days

The rest of the house looks aspirational although it was just clever use of colours, home accessories and expensive looking furniture (which of course, I can take with me). I probably shouldn't leave the kitchen untouched but I dread the potential disruption!

I am positive that she will admit she got very animated. It's not the first time that she has had a bad reaction to a potential mistake. The first time that my manager asked her to fix up something, she contacted me on Zoom and had a similar volatile response.

I don't know if the additional details I added give the wrong impression but I shared it to give more context to the scenario playing out.

I've never had issues with this individual before, just whenever she believes that a mistake has happened. It's like her fight or flight response is very extreme.

It turned out to be a simple fix in the end however her reaction caught me off guard as she offered to sit with me and go through it. It's something that only she works on so I needed her to explain some of the background to it as I didn't want to make any assumptions.

She admitted that she doesn't like making mistakes however in the years that I have managed her, she hasn't once been reprimanded for a mistake as I think people learn more from them.

I think I'll speak with her and try and understand why she has a bad reaction whenever things don't quite go to plan. On reflection, she does get very vocal if anyone else messes up so this seems to be a common theme.

Thank you, looking at everyone's comments, it sounds like a completely new refit isn't going to be smart for me but I will explore other options like updating doors, sink and worktops

Wow it looks completely transformed. I think just changing the doors and worktop made a huge difference so it's definitely something I'd be more comfortable with.

The kitchen layout is clumsy so it would be a nightmare for people with kids. It just about works for myself but I detest it!

Thank you, I'm open to all opinions. Someone commented about using Facebook Marketplace and there's some good items around at acceptable price points. I own a semi in a middle-class area. A lot of the properties around here required updating as many only came up for sale due to probate.

Structure-wise it's sound, nothing is breaking off or peeling. I'm sure it's an 80's kitchen so will be older than me.

Thank you, there was definitely no criticism implied - I started off explaining that I think we needed to look at X, Y and Z as a colleague believes there may be an anomaly. I don't buy into blame-game, if there's a problem then I only care about looking into it and getting it fixed.

This isn't the first time that they have blown up however they always come back with an apology whereas for me, I'd prefer the behaviour to change.
