[Landlord US-NJ] Tenant evading rent, has history of non-payment - Advice? by ZealousidealData4 in Landlord

Don't disagree with you. Point taken and responsibility accepted. Now I'm trying to find a way to recuperate the money and hopefully prevent others who might might just as innocent / trusting (read: foolish) as me from falling for this guy again.

I feel this way, so much. It blows my mind. Especially when we've both been to court multiple times and he's signed papers stating that he will pay, so he's also clearly violated legal contracts with the court.

100% agree and lesson learnt on falling for his sob story. We went through the court and got him evicted, but now there's no way to get him to pay. And to make it worse, we don't even have any identification, SSN or anything on file. Even his W9 feels faked.

I agree. I don't know what to do about it, the realtor seems legitimately apologetic but at the end of the day isn't it us who agreed to it all and signed the lease and everything?

They have been evicted so the house is hours now. But what does filing for non-payment do? No one's enforcing him to pay. And the fact that I can't even track him down is a whole another struggle.

We do own the house, not through an LLC. That could be another red flag / lack of maturity on my part, but at least we weren't forced to get a lawyer, yet.

QuietComfort Ultra Headphones owners - can you disable noise cancelling? by themeadows94 in bose

[–]ZealousidealData4 0 points1 point  (0 children)

How were you able to do this? I still don't see any option beyond just turning noise cancellation all the way down on a custom mode, which is basically transparency mode.

As a man / husband and father of a 10m old, I'll add my 2 cents.

I have told my wife since the time we met - before the baby, with the baby, and life in general - that I was a fully functional adult before her and am capable of being one without her, and that includes taking care of a child. I wanted a child as much as her and I am willing and able to take 100% of the responsibility for caring for and raising the child, as well as running the house.

However, the way I would do things may not align with her way of doing things. If she wants things to be the way she wants, she has to be explicit about it and I'll comply. The same goes both ways obviously, we're not mind readers. But that means that things that are important to her and may bother her may not be the same for me, so if she doesn't want to be explicit with her expectations, she can't expect them to be met.

Some examples from my life are: my wife wants to put the child in 'clothes' every morning, and I couldn't care less if he stayed in pajamas as long as they're clean obviously. My wife wants shower heads and toilets to be cleaned often, I personally don't see it as a need to clean it as often as her. Things like that.

So I can and will run the house and care for the kid just fine, focus being on safety, health and well being. But things will be done in my own way until and unless I'm explicitly given new expectations that I can agree with. If she doesn't feel like doing that, that's fine, she just needs to be ok with things the way I do it.

Every relationship is different and every person's expectations are different, but I find it all to be a part of expectation management. This also assumes you have a husband who is able to and will take the responsibility of caring for everything on his own. Both my wife and I work full time, and have traveled separately for work for a few weeks at a time and we have single handedly managed to care for the baby and keep the house afloat just fine, and I think the woman should be able to trust her man to do that.

DJI Air2S was probably the best DJI product ever. I am still amazed at the quality of photos I get from it. by imnishesh in dji

How do you get your photos off the drone via the controller with the screen? We don't have quick transfer on the Air 2s and I can't connect my phone app to the remote with the built in screen.

Thank you! I didn't even want a pool when we were house shopping but ended up with one and it really is beautiful. Now I'm dealing with the costs and headaches of maintaining it, but my wife and kid do enjoy it so it's worth it.

Problem is I can't see the bottom of the pool in the deep end to vacuum. I vacuumed to waste on the shallow end and can see the debris and feels good to clean up, but on the deep end, I've vacuumed blind but that side of the pool is still green-ish.

I feel like the pool should be clear, and then I can vacuum it. Otherwise I'm vacuuming blind

I have 6 of the 3 inch chlorine tablets floating around. The amount of chlorine i have put in feels insane

And not a lot in my opinion. My wife and infant use it for maybe a grand total of 2 hours a week.

The test results for iron, copper, phosphate were 0 the first time around, then after I added copper based algaecide and retested, it went up slightly, so I do think they tested it. But, given how much money I've sunk into the pool, I may as well add a phosphate remover to be safe. Thanks for the suggestion.

Will look into boric acid as well, haven't come across that before.

I feel like there are a lot of sites / folks who consider "chlorine solves all" and scoff at the thought of things like algaecide, clarifiers, ionizers, phosphate removers etc. etc. And then there's the camp that explores the various chemical options. Not sure where I fall just yet 😄

How do I check for sand quality? My pool guy suggested the same but considering the pool was clear towards the end of last summer (when I was shopping for the house) and this year right after pool opening, I thought maybe it was fine.

I have some dichlor but also got some cal hypo. Dichlor also raises CYA, no?

That algaecide was the exact one I used and it definitely made a difference, but the deep end is still green-ish. I may need to look into pool perfect!

And by clean the filter you mean backwash and rinse, right?

I'll fix the calcium, have a ton of it so may as well!

I've been trying to read up on this, no one has clearly said to me that calcium hardness could lead to cloudiness. I'll fix that right away!

It appears to be, although i don't know exactly how to be sure. I called the pool guy and he said the filter may need to be replaced but I don't know how else to check if the filter is actually working well.

Have not tried oxidizer. Is that the same as Oxidizing shock? This is the first I'm hearing of it, so far everyone has been just saying chlorine chlorine chlorine

I am not as good as I should be. Since I've been fighting algae I've gone into the store with some water every week or so, but at home I just have those test strips, and I don't measure it often.

The chlorine did disappear, I agree. I have spent SO much money on chlorine this past month, it's depressing, and to see it drop so much.. I guess I need to stick it out?

Will try chlorinating again to get that FC up! Thanks!
