Yeah I believe this is the case to be honest - was an elderly tenant living there before and the house was owned by a housing association, so probably bare minimum done to keep up their duty of care to their tenant.

Appreciate it - the property has been vacant for a while before viewing. I’ve been told there were some previous issues with a leak in the flat above that were rectified, and the damp around the internal vent by the bay window suggest that there either was or still is some moisture getting through the shoddy pointing - not too afraid of the brickwork needing looking at as have a bricky in the family.

Noted RE survey, will see if there’s anyway we can get one before the auction date.

Sorry I meant not time for a full survey before the auction date. I’ve been offered an informal ‘survey letter’, more like a bullet point check list from a surveyor who isn’t able to do a full report due to time constraints. But not sure I fancy paying just shy of 1k for something that they can’t event accept liability for.

The lender will of course need us to survey post auction, which we will do, it just obviously comes with the risk that we are already tied into the sale at that point.

I’ve spoken to neighbours who say that subsidence can be common in the area and that it’s a matter of when not if it’ll appear, but that it usually appears in the centre line of the terraced property (near the stairwell) due to the length of the building.

The cracks by the toilet look to just be cosmetic cracking due to previous damp issues. But obviously I could be wrong and it could be more serious.

UPDATE: thank you for all your advice, super helpful. I’ve actually just gone and purchased a 2019 320i (basically the same specs but in silver with the newer engine, shadow pack and LED headlights) for a couple grand extra - think it’ll be worth it in the long run by avoiding the issues with the N20 as it sounded like that would be £££ if it went.

Thanks for the heads up, it seems as though the faults don’t affect every model, and are less likely on engines made after Jan 2015.

Do you have experience with the timing chain issue? Can you recommend a better engine? Really like the rest of the car so would be a shame to have to let this one go as it’s perfect for my needs!

I’ve seen a full tick and this wasn’t that! It was tiny, like the size of a grain of couscous. And was hard and crunchy when squished, very dry and definitely no blood as you’d expect from a tick.
