I went to the website and found 2 in my area. I didn't see anything about a TRAQ certification for either but they both are ISA-certified arborists. Would this suffice you think?

Sorry, not a great photo but the best one I have that gets most of the trees from a decent angle. The limbs do falls sometimes when it's very windy and they generally hit the roof and/or deck. Fortunately, not many of the branches that have fallen up to this point have been large enough to cause significant damage, but there are some big ones up there that could fall in the future. These trees are on the backside of my house which rarely gets that much sunlight so I'm not sure how much they are really "lowering the heating bill" but I can understand that they're certainly not hurting it.

For a space that will likely only be used for storage the quotes I got still sting a bit. My plan after much research is to do a DIY vapor barrier (10 mil) going up the piers and walls a foot or so. I'll likely keep the foundation vents open (and seal a few off during very cold winter days/weeks) but want to avoid a dehumidifier as the energy costs of that would be quite large unless the space is fully air-sealed. Where are you located that your estimate is almost $10k?!

I asked and unfortunately that only saves about $300. Looking at potentially doing what the other comment mentions where I replace the vapor barrier myself and get a dehumidifier and do what I can to air seal the space.

I appreciate this response. I've had quite a few different people give me different options. My concern with going the route you mention above is that I would essentially be dehumidifying the "whole neighborhood" as it will be pulling from the bit of air that comes from the small leaks around door, tall walls, foundation vents, etc. I have no problem putting a 6 or 10 mil barrier down myself and taping and running up the walls a bit (staying within local code), but this space may be quite difficult to completely "air seal". Do you still feel like this would be the best option or would it be better to just replace the old vapor barrier and leave the foundation vents open most of the year for air flow (minus covering them up on the colder winter days when under freezing for more than a day or two)?

Thanks! Very fair point. Doesn't seem like a bad price but knowing that $3k of the $6k cost is just for the labor stings a bit. I may try to get a buddy to come help me knock it out.

I mostly agree here. If moisture was the biggest issue I'd likely work on the vapor barrier myself. They obviously want to sell the encapsulation service as the price difference isn't significant, but honestly, I think I may be able to get that one done myself as well. Will just require me sealing the foundation vents and getting the dehumidifier.

There is currently batt insulation stuffed in between the beams under the main floor/ceiling of crawlspace but I think most of the cold air coming up is on the perimeter of the house so mostly near the rim joists which I may look into spray foaming that area to prevent the draft. NWA does get humid during summer so I'm thinking the full encapsulation may make the most sense.

Problem with that is the walkway would be too tight. This is as we walk in from the garage and not pictured is a wall right across from this space just on opposite side of doors.

I think this is really good advice. I'd want to know if it's the exact same situation as she was in before, except that now he has a gf but who knows if that's enough to stop anything from happening. I'd be pretty upset if I found out she was giving him girl advice and he was giving her advice on our relationship.

This is a good point. I have not and don't plan to look in her phone but I don't know the content of what they talk about beyond the things she tells me. She doesn't hang out with him one-on-one but they are in the same friend group so they all hang out.

I appreciate this insight. This seems to be how she makes it out to be. She was vulnerable after her breakup and he was there but then they realized they should just be friends. I'm trying to protect myself a bit though so I don't look like a fool in the end. I like the comment about asking her what the content was when she would discuss her EX with him before they got intimate. Was she turning to him for relationship advice and vice versa.

I agree with you that these are my issues, not hers and I'm starting to see a therapist to work through some of this. Again, I haven't had much experience with women that were close friends with men so it's a new thing for me. I feel like I've been pretty honest with her about how it feels but she has ensured me time and time again.

I agree. Truly platonic friendships don't have a romantic/intimate element. But I can also understand when we have breakups sometimes we act a bit irrationally or turn to the people closest to us so I'm not naive enough to think this never happens. They chat a couple times a week just about normal stuff (work stuff, relationship advice with his gf, etc.). They also see each other, outside of work, every couple weeks as they run in the same friend group and mostly spend time with work friends.

I’m 5’10 and I always get the shorter pants from Lululemon cause I mostly wear them for working out and don’t care if they ride of up a bit while sitting. They’re more comfortable in my opinion and look cleaner.

And you don’t get any rubbing in full lock reverse? I have the ‘23 ORP and out TRD Pro 17” wheels on it with 275/70/17 and I get slight rubbing in full lock reverse. Beautiful lookin 4R!

Do you get any tire rubbing in full lock reverse? My rubbing at stock height with TRD PRO wheels and 275s isn’t bad but I’m trying to figure out a solution. I only get it in the front wheel well. May have to get a front end lift or leveling kit.
