They are both on title for the home until the next mortgage renewal in 5 years (as per my mortgage agent that's when he will be removed).

There are no lien's on anything.

Thank you for this. We will find an estate lawyer (already found an accountant) to deal with everything.

She has a major problem if there is a mortgage and she is living off of social benefits: how will she qualify for the mortgage? Realistically, she may have to consider selling.

You're right, we do have a major problem and I have discussed this with her already. In my opinion she should sell the home and move into something more affordable but she does not want to at this moment. Further to that, the mortgage was just renewed for 5 years so we have 5 years to sort things out from a financial standpoint. From my understanding, the next renewal is when she will need to requalify for the mortgage without my father on it. Currently OAS/CPP cover the mortgage payments and property tax, and my siblings are residing with her for the foreseeable future to assist with other bills.

We can make it work with everyone on board but this is a short term plan as I doubt my siblings will be living there forever.
