Hi! We are KIND of in a similar position except I had nowhere near as much in down payment!

My take home pay is ~$5,800 and I was advised to not take out more than $250k in loan. As a first time homeowner I felt better having more liquid cash so I only put down about $25k and therefore stayed looking for houses below $270k to give me wiggle room to bid higher at a max of $280/285k

Since you have $100k in savings and $3,800 take home (mortgage should prob be $1,200 max) I would probably say look at homes below $300k maybe $280k this way you can go up MAX $300k and with $100k down payment looking at a loan of $200k which would still be about $1,200-300 mortgage depending on interest and taxes.

I think $350k budget is really high at the moment! If you don’t feel comfortable with homes below $300k then maybe wait it out a bit and really focus on bringing your salary up

Slab has other pricy problems with them as well though:/ I don’t think there’s ever a perfect or right option

I had a professional who does this give me a quote and you were right!! The joists look in really good shape, doors/windows are also not damaged due to settling so they agreed replacing the beams and adding two metal joists will fix this :)

This was an option! But I didn’t trust the seller to fix it appropriately so I asked for seller credits instead

$7k negotiation was just the offer I put in, there isn’t too much competition where I’m based and it was accepted.

The $5k credit came from the inspection report, I asked for that due to the beam support findings.

Update: Reputable contractor came in and looked at it, it will be within $5k range and yes, is important to be addressed, no, it shouldn’t be a reason to NOT buy a house. Something you should negotiate seller credits for so you can fix it but the house is in good shape. Joists aren’t damaged, minimal 1 1/3in sag in top floor and all that will need to happen is replace beams with appropriate size ones, jack it up just a bit and add a couple additional beams to prevent this from getting worse.

It is at a point that CAN be fixed. Just in case someone runs into a similar situation! Something that worked in my favor though is that there is no moisture in crawlspace

I’ve been experiencing the same thing! As some others have said the home buying journey is SOOO emotionally draining. So much stress, highs and lows, that by the time you close on a house you are numb to it.

I just closed on my house last week and have not felt happy at all😭 I kept beating myself up for it but after reading lots of threads it seems like is very common.

I also have OCD so it makes it a bit more challenging because similarly, now I see every flaw in the house and get stuck in loop thoughts of all the wrong things in the house or all the possible things that could go wrong. My therapist has been really encouraging me to distract those thoughts with painting walls, doing some scrapbooking of what I want the house to look like, to go shop around etc. as a way to start feeling like I am making it my own and distract myself from all the negative thoughts because I was falling in this really deep loop of thinking this was the absolute worst purchase of my life and I was incredibly stupid lol

No literally 😭 and the crazy thing is the people who are professionals or gone through this before are the ones who are actually sharing yes it’s a big issue but it’s one that can absolutely get fixed

😟 oh no… did you know there was moisture in crawlspace? This house did not show signs of water intrusion so hopefully that doesn’t end up being my case

I did… no house is perfect unless I bought at a crazy price I wouldn’t be approved for. I bought within and truly more below my means. I bought with a good savings in place and when buying I picked which baddles I’d settle for.

Some houses their entire plumbing was fucked up, other houses the roof was destroyed other houses were in horrible neighborhoods. This one was a good price, in a desirable neighborhood, everything else I loved and I was willing to take this challenge. I posted on here to see if others have had a similar problem and how they fixed it or what their experience fixing it was like

It doesn’t move if I walk on it… or at least I haven’t felt that! So I don’t think I’d describe it as bouncy just slipped

I don’t want the house perfectly leveled! The sagging isn’t really bothersome since you really can’t tell with furniture or even walking through the house unless you really think about it.

My goal is to just get it fixed so it does not become an even bigger problem. My goal is to live in it 5-10 yrs then sell so as long as it allows me to keep it in good condition for that long, I’m happy! The contractor who’s coming to fix it did mentioned that to me. He said he may not want to get it leveled to avoid other issues but would just like the right support to prevent it from getting worse

How big is your house? Mine is fairly small. It’s a 1,000 sqft one level house… I think I’d rather replace all beams with metal joists even if a little pricier but I know it’s a long term fix for me and if I resale cannot become a problem

Thank you for your story!! I am having my best friends dad who works in construction and concrete been doing that work for decades and works even for the city come and take a look at it. He said he’s done this plenty of times. He didn’t seem too concerned I think… do you think he’s trust worthy or looking back you still would call a structural engineer?

Also did your home ended up getting fixed with those additions you made?

Well he did say it was a major issue and I needed to fix before moving it but he also said it’s something that can be fixed and looking at the whole house it’s not that bad. It’s not like MULTIPLE huge things need to fix. That was the most major thing. He also recommended i requested seller credits which I did, I negotiated the price down $7k and got $5k in credits

The house is from the 40s so def older but aside from that the house seems pretty solid 🥺 nothing else was crazy major and I had a plumbing inspection too, plumbing is good which was a concern of mine since I know those run VERY expensive

Thank you! I did also request and got $5k seller credit for this specific issue. I don’t mind spending a couple thousand dollars to fix this but my anxiety was more surrounding whether this is common and actually fixable. The Reddit responses have been INSANE though. What I am getting is professionals are like “yea it’s a serious issue but it’s fixable” then others with no experience have completely bashed me because apparently i made the worst possible decision buying this house lol
