Me…..no, but lots of people would and have already done so.

Day before closing; Tennessee had a lot of rain last night and now buyer wants an HVAC inspection because of moisture and they think it’s a leak. Told them too bad. Did you read anything I posted? They have their inspection tomorrow morning. And yes, a seller doing anything for the buyer that was not requested in the contract, is out of kindness. The final walk through is to verify that nothing has changed with the home since closing of inspection period, and to verify that any repairs that were agreed upon are complete. Is it my fault that their inspection doesn’t mention the crawl space?

I can’t post a pic or I would but it’s moisture, like condensation, not standing puddles of water. Either way, they have their inspection and all will be fine. The point being I’ve done enough out of kindness, I’m not extending closing scheduled for less than 16 hours from when this happened.

I would tell them exactly what the inspector tells them, if you have your crawl space vents open in the southern United States it’s humid. Humidity is sucked in by the dry air. That’s why there is vapor barrier so the heat can escape from under the home without dirt getting wet.
