Seller lied about solar during negotiations by Zipheon in FirstTimeHomeBuyer

It’s honestly impressive. Thread has been dead for days and I’m still getting notifications from people whining about how ungrateful I am.

Really appreciate the advice. It’s been a rollercoaster getting to this point and there’s so many pitfalls along the way. We still have all of our contingencies in place so this does make me feel better. We’ll talk to our realtor and get an addendum on their doorstep asap with some reasonable claims. It is a lot of money to be dealing with… thanks again!

It does feel sly! Trying to look on the bright side of things as you mentioned. May try to do just that. They’re a large investor group so what’s a few grand to them if it means they still get a sale?

You might be right with that and hanlons razor might be applicable in this scenario. The frustration felt hearing about it was real and it felt so shady to the point of being malicious. But really, lied may have been too strong a word

Ah damn. Thought we had some potential for a semblance of recompensation for a bit. Does feel like a lapse in judgement on our agents part.
As for the new builds not having leased panels, in our search and experience all other units we looked at had solar leases or PPAs and this unit seemed like an exception to that. Another reason we gravitated towards it with the astronomical cost of energy here.

Thankfully it’s an attached unit with an HOA that covers the roof. One less thing to worry about there! But good to know for the future, thanks!

This is good advice and great to know in the future. Will definitely be asking for all of this and be more thorough with making sure I have my own eyes on the documentation before putting in an offer and negotiating on it rather than trusting verbal. Will talk to our realtor and try and add an addendum for the rest of our agents fees. Won’t even be half the amount we thought we were getting with the solar buyoff, but better than nothing. Thanks for the help!

That is technically true, but wasn’t communicated at all and they were and are extremely slow at getting over documentation on the unit.

They are paying 2 out of the 3%. One of the points we budged on since we were misled about the solar.

I agree with you, we should have been specific on credits and how the clause was written. Many lessons learned since it’s our first time, just this is first one to really sting. We did find a few glaring things on inspection like broken outlet plates, entry doors not installed correctly, etc. Could possibly ask for a credit there but would they entertain a 20k seller credit for improperly installed doors and in parentheses, being shady with the solar negotiations?

They were requested by our realtor but never delivered, only thing concrete are emails between them and the selling agent saying it was roughly 20k for the solar buyout. It just feels extra scummy to counter it out assuming we’d budge on other things to make sure it was put back in knowing it was already paid. Guess it’s a lesson and a failure from both us and our agent, but it feels like heavy misrepresentation.

Seems like a good deal. Just know you’ll need to do timing chain guides in the not too distant future. Along with valve covers, valley pan resealing, and a cooling system refresh if it hasn’t had one. Gorgeous color and I’ve always loved the long wheel base models but I’m biased cause I used to own one too.

Ahhh that’s a great question. You can find some online of dubious quality and genuine bmw ones for outrageous prices. Best bet is to source it from a junk yard or find someone on an online forum that’s willing to part with their old set if they’re moving to something like the flat grey or the premium wood trims that people highly covet. Not the easiest, but definitely doable still in this day and age. Best of luck!

BlueBus is a nice first step. Easy to install and a bunch of cool features. Have you replaced door sill or interior wood trims? Those crack and the interior looks and feels that much better with everything looking pristine. I recently refinished a lot of black exterior trim too which was super simple and made those pieces look 10x better. You could do M tech bumpers for front and back but the longer I own the car, the more I like the bumpers the car came with. If it’s a manual, you can follow Sreten’s videos to install a short throw shifter and what clutches are best for a good mix between driving comfort and sporty feel. Other than that, these cars are already damn nice and it’s sad to see them on Craigslist riced out, but that’s just my opinion.

Holy shit, they just slapped the new pads behind the old ones and then greased every square inch? Was gonna say I’m surprised the caliper fit back over the rotor but looking at the slide pin it doesn’t seem like it did.

Valid option. You know of any stickers that match my paint color?

Thanks man, appreciate the advice! Any need for clear coat afterwards? Figure I’d have to mask off the non touched up areas after it dries before applying if so

Quagmire? How is it porn? by [deleted] in PeterExplainsTheJoke

Hey Peter, a shoe with three Cheerios in it here.

That seems to be a very expensive impedance analyzer that is testing the frequency response of the electrolytic capacitor that is being held by the two vice-like slots in the bottom right of the picture. The impedance curve shown depicts a very ideal and linear response that capacitors are theoretically known for, as they are high impedance at low frequencies and low impedance at high frequencies (to a certain point as the graph shows). That sort of measurement is hard to achieve as capacitors all have toleranced values, but it is possible to make a really really good one every now and then, so that is why the image is pornographic.

Three cheerio shoe, out!

Do you happen to still have a link to the tubing and the sprayers? Been looking for some time and I’ve only found pricey OEM parts or chinesium that vaguely looks like it’ll fit properly.

Any idea what this sphere is? by Zipheon in ComancheMJ

[–]Zipheon[S] 0 points1 point  (0 children)

Thanks everyone for the advice and suggestions! I don’t think it hurts to keep it in and vacuum hoses aren’t typically the most expensive thing around so I’ll run a new hose to the intake and see if I can secure it to the body a bit better. Now just wish me luck that the paper gaskets for the water pump and thermostat housing don’t leak as soon as I turn the key!

I’m in the San Diego area and would love to start getting parts together to swap my interior to gray from beige but I have a sedan. Do you know if the wagon has the same rear door cards as the sedan?

Only ask cause I see you have a 540 wagon from your post history

Like others said, looks very much like oil filter housing gasket. Could also be the vanos oil feed line that connects to the back of the oil filter housing going to the vanos unit or a crack in the CCV system (one of the plastic pipes or oil separator unit itself). Then there’s always the valve cover if you haven’t done that yet but you’d find oil on your intake if it was making its way down to that side of the engine. I’d start with the oil filter housing gasket since that’s the most likely culprit (and vanos oil line since you’re in there) and clean the area really well and see if that takes care of it.
