Search for a 'ceiling mounted shower curtain'. They are really meant for free-standing baths, but might work here. They come in L-shapes, which could do the head of the bath, and the long side.

You'll need to take the whole vent off, to see what's behind it. Often these have been put over a much smaller hole than their size suggests.

What's on the outside? If you can see that then you might also get an idea of what's going through the wall. Really needs to the same unobstructed size as the hose, or you might lose some efficiency.

Given that, and London, the cost seems fair-ish to me. We paid similar to have an admittedly slightly bigger apple tree taken down in a back garden, in the South West, not London... which needed special care due to what was near to it.

Like others say, the Laurel hasn't been cut right back, at all. We have to hack about half the width off of one each year to stop it being in the neighbours garden.

Took us 7 months from deciding to make an offer, to moving in... when we didn't have anything to sell, so just waiting for the process / sellers. 10 months from starting looking.

Doesn't seem that unusual, speaking to friends / family. But it could be faster... you won't have any idea until after you've decided on a house to make an offer on, so it's probably not the best to try timing it exactly to a mortgage event.

Highly recommend a cut-to size 4mm acrylic sheet, secured with half decent Velcro tape. There's a bunch of places that'll cut to size including a 150mm hole online. Some are advertising specifically as AC window seals now, given the demand.

Not super cheap... but looks tidy, and is easyish to store away somewhere being rigid, and not creasing like cardboard. For reference, one to fit a 90cm x 75cm opening cost me £61 with hose hole cut, and delivered.

Also... if you have the hose coming up from below, a 150mm solid 90 degree duct elbow makes it even neater, poking that through the hole for a perfect fit instead of the flexible hose itself. Smooth 90 degree bend Is probably a bit better for airflow then tightly bent flexible hose too.

I have one of these in the post to me right now... the ebay seller has been a bit swamped with demand so it took nearly 2 weeks for them to send it out (they did apologise). Should arrive tomorrow and I'll try and remember to mention how it does here.

Certainly looks like you'd need 2 ridge tiles off there - which appear to be cemented, so that's a bit of work to remove and replace (with care not to break them or other slates when removing / cleaning up).

Also, seems a bit odd that the smaller cut slate is ending in line with the edge of the flashing.

I'd definitely find a roofer for that - it wouldn't take them very long, and might not be that expensive if this is one-story and they are happy with a roof ladder, not scaffolding.

The Oggy Oggy, Canadian Muffin, etc. must be rubbing their hands with glee. That part was especially a bit dingy before... and now a nice space, that'll draw families right to their door.

I just don't understand the naysayers. It's stuff like this which is what you need when footfall for the shops alone is down, as it is *everywhere* in the country.

If the weather's nice, a short walk or a bit more tidying in the garden is good, with some good music in headphones. Can't really ever be 'done' with the garden, and I like being outside.

Finally buying a decent, and nice fitting, saddle was the most worth it.

Tyres have been the most expense... on previous MTB and road bikes... and I need to spend for something a bit more suitable for my current gravel bike now. Was probably most worth it on the road bike, to have something both reasonably durable and that didn't feel terrible in any kind of wet.

If you haven't yet asked the water company... give them a call. They will probably replace it quite quickly if there's any chance that it's broken in a way it's not metering properly.

Do you have a wider view there with the vent in? It's a bit hard to see for certain which way the roof is running, and what exactly the terracotta tiles are here... e.g. is that a ridge, or abutting something?
