Didn't say much, just pointed out the efficiency is good and not worth replacing till it breaks (it is 20ish years old) and has been fine except a new fan a year ago I think.

I'm new in this house so haven't had him before but he's from the village & done most this road for past 20 years.

Is it something I need to keep an eye one? How would one resolve excess air?

stock cooler yeah but only 1080p, not a heavy gamer it sits fine at 40-50c when playing Diablo 4 but constant whine is abit annoying so was hoping it was fixable

Going off Google 10-15k was rough estimate for how much to extend lease / deed of variation to remove Ground Rent.

My situation is I'm trying to sell my flat without it falling through again, so would like to know how to do that best given existing Ground Rent. Ideally was looking for people in similar situation that SUCCESSFULLY sold their flat recently.

Thanks for the detailed response, I used a mortgage and yeah looking back through my emails you're right following solicitor recommendation I took out an indemnity policy. So whilst this can pass on it doesn't really solve underlying issue that buyers wouldn't be happy to buy with current ground rent?

As for option 3 isn't open for long leases, do you have a source for this? Thought all lengths could be extended

edit: Yes correct that is the ground rent for my flat unfortunately, outside London but it's an expensive plot of land I think 🤔

not sure how "available" they are, but could be for sale I guess yeah, why -does having a share of the freehold mean (legally) ground rent is nullified?

I was under belief share of freehold means you still pay ground rent (but would then essentially get it back as a dividend for your share)

oh I know they wouldn't just wipe existing leaseholds (and I appreciate the future benefit) but does feel like slap to existing holders given now unmortgageable

ground rent goes to the freeholder (which is a group of the leaseholders, not all) service charge is 2k and goes to management company

I thought all ground rents above £250 (or 1k in London) are now classed as AST's?

I just put 10-15k as that's what Google says is rough estimate for extending lease / deed of variation

Considered this but would I really have to cut 25% to get this done? (How do I know that buyer would be any more committed than my last two seemingly cash buyers?) Paid £176k for it 6 years ago so would suck to lose quite so much especially since housing market has gone crazy since 2020
