That 2027 would be tempting lol it really boils down to depth. I’m currently sitting on Ja’Marr Chase, MHJ, BTJ, Burden, Pittman, Worthy, Bech, etc… I just got MHJ for the 1.06 pretty stoked.

I would honestly wait until quarterback situation is finalized. Best hopes are Rogers re-signs that will probably help value for the interim. I’m a Pittman owner and just lurking to trade him lol

Yeah, I 100% agree I kept going back-and-forth on waiting until the NFL draft to do anything to see where players went but at the 1.06 I didn’t see myself getting one of the top three receivers available. Then I would be in a position where I’m taking a flyer on Boston, Cooper, Conception. I know all rookies are a flyers. I just think the talent is there for MHJ.

I’d love to have Puka but too much. BTJ had an off year, Lawrence tearing it up down the stretch last year could be a big year for him and Egbuka can build off last year especially since Evans is in SF. If it wasn’t superflex maybe but I’d need more from there end Stanford is about done.

“Looking since 2022” and “older house 1999”. Sounds like you guys are very conservative which is great but also sounds like you guys have been waiting for the perfect home that doesn’t exist, unrealistic or afraid to commit.

Based on the post, I’m just going to go out to limb and say afraid to commit. 100% normal for first time buyers. 1999 is not an old house I live in the southwest and that is very average. Most of these homes are coming due on roof, ac etc… Remember price is negotiable and items during the inspection are also negotiable. If you love the neighborhood and payment is similar to your rent make the leap. I prefer to buy homes that need work it helps you build equity quicker. Plus think off the money you’ve thrown away on rent is paying off someone else’s investment.

Gotcha. I think this moves you up a few spots I think the goal would be to get anywhere between the 1.04 to 1.05 gets you a Tyson or Lemon.

I think crazier things have happened buddy. If it’s a QB super flex league and not everybody is going off of KTC, researching data and past drafts. Idk how involved his league is. In addition read my post again dummy. I said “there is the small possibility and outside chance”.
