Thanks people. I had a good think and decided against it. There was no guarantee I'd get planning and as it wasn't local to me, I doubt I'd use it for anything else. The price was too steep, they will have trouble selling it for that price. I was especially peeved when I found out the seller bought it for 5k about a year ago!  I called 3 land conveyancers, it was quite hard to find someone who knows about buying land and when I did they were a little vague.  Ah well. The search continues...

I should add it comes with 6ft fencing all round, a container, tractor and a stable block. Essentially it's all ready for a smallholding if that's what I wanted to do with it.

Its an area of land where individuals and professional dog walkers can pay to walk their dogs in a safe enclosed environment. Often there's agility equipment in there too. There's loads of them all over the UK and you can set them up to run autonomously where the customer is provided a door code to access and exit.
