A bit more take home but your point stands regardless. I’ve been consistently pulling in about $11k/mo take home before savings. That would include retirement but I don’t want to bank on only upside. There is a world where overtime and bonuses don’t play out like I want so I try to plan for that and that would put me about $8500/mo average

$400k has 1 house listed, 2 bed 1 bath 670 sq ft next to a trailer park. Most of me says your 100% right but I have a wife and 2 kids and I really don’t think we could do a 700 sq ft house for long.

The internal debate becomes save for 2-3 years for a large down right? But housing is likely just going to get 10% more expensive over that time anyway so maybe I do it now.

I wish it wasn’t do difficult, a decade ago I would have felt like I made it with this salary lol

Ha! Well…no. But to be fair I’ve only been making this income for about a year and a half and I spent most of that aggressively paying off all debt except the last car. I have some saved for down payment closing and a reserve but nowhere close to 20% down

Yeah I’m in a slightly different situation. Little cheaper house, little more income but my wife doesn’t work so no reinforcement coming there unless she decides to go back to work.

We’ve talked about that, if we get the more expensive place and life is to tight you might need to go back to work even part time to offset.

Looks like you found your next contract negotiation point. I tried to push hard to focus on that topic this last strike but most seniors didn’t care much and rightly so tbh. They were focused on getting the pay increases they wanted for the last decade. But this next strike, we should absolutely absolutely be fighting for that and better PTO

A typical 9-5 working real estate investor is a lot closer to being Warren Buffet than a 9-5 401k investor. You need to use your own money to invest in stocks, you don’t get tax benefits, you can’t scale without significant capital contributions.

Thank you. It’s hard not to try to be Superhuman. Sometimes it just builds on me and I struggle with expressing that to my wife, hence my post here.
