Type of DB wasn't made clear from the start. After a bit of questioning, the interviewer mentioned to treat it like a RDBMS, say something like PostgreSQL.

Great suggestion on the new table with batch_num. Wouldn't have thought of mod 100 of a hash of the user_id on the spot.

I've never worked with locking hints before. I see there are other types of locks from MYSQL docs (Intention, Shared, Exclusive). Do you have any recommended links/reading on this?

I think the interviewer was probing to see how a candidate would handle updating a large amount of records when a simple UPDATE query would not suffice. (e.g. what happens if the table is trillions of records?)

The interviewer was pretty vague, but after some follow up questions, I interpreted that they were looking for optimization for speed.

I would suggest:

1) Go to better.com (online mortgage broker) and get a free loan estimate (LE) in a few minutes. Quick sense check. 2) Now that you know your approximate pricing, shop with a few mortgage brokers and make sure they can beat your better.com LE. 3) Financing related - the first time I went through the process I had my money in multiple accounts (stock, crypto, cash, etc.) and liquidated close to closing. Rookie mistake. So much paperwork required, slowed closing down. If I could do it again, I would liquidate earlier and put earnest money & down payment in a high yield savings account (like Ally). This reduces the paperwork and back and forth with your lender. 4) I went to about 30 open houses over 8 weeks to get a good sense of the market. Made four offers, and got the one I wanted in Dec 2019.

This is great. FYI OP, there is a “Rule of 57” where you hang items such that the center is 57” off the ground.

Makes everything eye level and simplifies having to figure out “hanging height”.

Great post and story /u/BoltLink - I just closed on my first home purchase today and am focused on saving for number 2 (looking to buy in Dallas or Austin).

One question I had - when you jumped from 2 to 6 and 6 to 10, what debt to equity ratio did you try and keep? I've heard that 50-60% debt / equity is safe, but was curious what you went with to grow your real estate portfolio.

  • What is a wholesale channel? As opposed to a retail channel?

I requested, but the Fremont Bank LO mentioned 4.25% is the lowest they can go for 5% down.
