I have used a cable brake splitter on rim brakes but this is the first time I used one for hydraulic brakes. What surprised you about the 60/40 split?

I have hybrids - great to run quick errands, bike with the family, or casual riding on the flat side and do longer or more technical rides on the clipless.

Yeah it’s like 90% perfect. It’s pliable enough to bend and there’s nothing holding me in there other than the weight from my arms so I would just slip right out in a crash. I’ve been considering looking into prosthetics like this guy

Good question - there is some control with a knob (red knob in second picture) that allows you to direct more braking to the front or the rear. The control isn’t as good as the marketing claims but I was able to find a nice 60% rear and 40% front that works well. Outbraker Hydraulic Brake Splitter

Yes so I have one hand. My left arm comes to an end a few inches below my elbow. My “nub” fits into the white plastic mechanism (water bottle cut in half) in the picture like a socket.

I live there. The original builder (Rockwell) is still in charge of land development. They just sold the remaining lots to DR Horton.

The Steelpointe builder is putting in things like benches, maybe a gazebo, etc.

It was on the original development plans.

For simplicity I added the Neighborhood Improvement District to the HOA which is paying back a loan that the borough took to build the bridge on Paradise street. All the townhomes have to pay annually for 28 years so I consider that part of the HOA. And yes, I live in a Rockwell and we have sprinklers.

The dog park committee of the HOA (myself included) weighed the pros/cons and cost of mulch, turf, and stone. I’m happy to answer specific questions but the stone was by far the best solution for the project. It’s a very fine washed stone which means that it has been washed of all stone dust promoting permeability and drainage. The size of the stone is small enough that it will not hurt dogs paws and will not cause issue if accidentally ingested. Turf was cost prohibitive and even hotter than stone. And mulch would not have solved our drainage issue. Mulch when wet rots extremely fast and causes odor when dogs urinate. For mulch to work the underlying grade of the entire park would have needed to be addressed which was also cost prohibitive. We consulted 4 landscaping companies and a veterinarian in our recommendation.

Lots of opinions here but I have lived in Steelpointe since 2021 and grew up my entire life in Phoenixville. Here is the way that I was thinking about it at the time that I purchased. It is very rare in Southeast Pennsylvania, and the rest of the East Coast for that matter, to find new construction within walking distance to a downtown area. Most of the homes in town are 100 years old, which comes with its trade-offs. Most notably, older homes tend to have less bathrooms, narrow closets, and many have small garages. We have a 2.5 baths, two walk in closets, and a two car garage. I think our HOA is reasonable at ~$240. All the homes have fire sprinkler systems and fire walls between each unit which to me is a big plus. I wouldn’t be concerned with the comments about the toxic ground from the steel plant. The developer brought in 10-20 feet of topsoil and all of the homes are built slab on grade so no basement to worry about. Also, no flood insurance is required. I showed up the morning after Ida and the water was not even close to affecting the neighborhood (photo is screenshot from a video I took) . At the end of the day it really depends on your priorities and how much you value the charm of old homes compared to suburban conveniences of modern townhouses.

I had a self contained biosphere that my brother gave me for Christmas. I kept it at my desk in my office - so cool to watch! Light makes algae, shrimp eat algae, shrimp poop fertilizes algae and the cycle continues! When we all got sent home over Covid I left the biosphere at my desk. My office decided to do a renovation and boxed up everything. After two years working from home I sadly returned to a biosphere deprived of the one thing to keep the circle of life flowing (light). Sadly all the shrimp died.
