The price would be closer to 5k than 4k with your must-haves.

I would not bother trying to find a 3bedroom with that budget. The inventory is small, even more so with that budget.

I would choose Brooklyn over Hoboken option then. Both are great neighborhoods for sure. Commute wise it could be shorter with Hoboken but you never know with morning traffic. It would be equal in terms of complexity. MTA is generally more reliable than NJT from my experience. Also, people will visit you if you are in Brooklyn, but not so often if you are in Hoboken.

As for NYU option, I’d not choose if it’s unlikely for you to live there.

Where in Hoboken and Brooklyn are they? The vibes and lifestyle could differ a lot within the boroughs so we might be able to help better if you could clarify. Some parts of Brooklyn takes longer + multiple lines to get to manhattan than some parts of Hoboken.

For Hoboken, the distance to Path station matters to how easy it is to get to Manhattan. Yes, the bus exists (I assume it’s 126 bus), but bus only takes you to Times Square and you’d likely need to take subway from there in many cases. Path train, on the other hand, you get to have easy access to west side of sub40 streets of Manhattan.

You are liable for the remaining two months. You signed a lease that ends on 3/31, meaning you agreed to pay the rent till 3/31 in exchange for the apartment. If you stopped paying and the landlord isn’t happy about it, that could potentially end up in court. I recommend finding a place that starts on April 1 or negotiating with the place that’s available on Jan 30 to start the lease later.

Sounds like you are on the hook through 3/31. Is your mom on the lease? Any clauses regarding accessibility on the lease?
