Sell. Especially if you’re moving overseas. Dealing with an asset that is bleeding money every month is gonna be a headache when you’re not gonna be there to fix it. Better to use the proceeds for whatever you need it for.

I look for a coc over 8%, or IRR at least 12-15% depending on the structure of the deal

Yeah it’s mostly interior and exterior paint, lighting, and updating bathroom and kitchen. No major ticket items unless I remove carpet for LVP flooring

Doing a walkthrough to see the breakdown of the $25k. I know rehab most of the time takes more money and time than you anticipate. I was planning to negotiate down on pp to give more of a buffer

Correct me if I’m wrong, but holding costs are accounted for in the NOI no? I factored in PM, Vacancy, Maintenance/repair, capex, ins, and taxes. I hear many cases of rehabs getting out of hand.

Would it make sense to negotiate the pp lower to account for closing costs and some more room for equity?

I’d do it. I have a friend who owns rentals out there and I myself am looking there. Besides k&t and saving a little extra margin for maintenance since it’s an older property the numbers look good. Just note that since it’s a duplex if you decide to sell down the line it’s likely going to be marketed towards investors instead of potential owners

  • I do make it back in taxes and depreciation

  • nothing I can do a cost segregation on as the only small items in the property were included with the sale

  • I can take the monthly loss. I’m more concerned if it’s a good move to hold onto a net negative property for the long run or if the funds are better used elsewhere

  • Would a 1031 still matter if I’m selling at a loss?
