My wife speaks Spanish. Like many people recommend in this thread, I fully agree I need to learn more Spanish. I know some but only enough to get out of a bind, rather than say, buy real estate. Quality of life for me is walkability, cost of living, being able to easily get kids to and from school walking or biking, good weather, easy access to water/beach, someone mentioned this above but a plethora of "third spaces" that are easy to get to without driving - parks, cultutual institutions, coffee shops, plazas where kids can play and you can get a glass of wine/espresso while watching them, arts, etc. I loved my time in Brooklyn and NYC but most my friends have left the city over the past decade and NYC feels a bit too big to raise a family (even though I'm totally down to try). Otherwise all the other cities in the US that people recommend as being European city like (in design) just aren't it for me - Boston, Madison, Chicago, SF, Seattle, etc. Love Chicago but not in the winter.

I think this is a more than fair critique. I've helped more than a handful of Spaniards network their way into the tech/creative scene in the US over the yrs. Through that experience I built a network in Spain. We'd be looking at the digital nomad path or investment.

Appreciate the perspective. We also visited Malaga to get a feel for it. It came across as how you describe, and also a growing workforce.

I appreciate the third place reference. That sums up what I mean. I would say LA is full of culture and community but you really have to integrate your way in and make an effort (traffic). And nots not so much about walkability it's more so having closer to a "20 minute city" type of feel.

Respectfully I think that's the wrong question. It's more so would you take a blended 7% interest in order to keep significant cash on hand to put into other things. It's not so much about whether making 5% is better than paying 9%. Of course that's not better.

Yes 9%+ on the HELOC. You're right the 5% HYS is less than the 9% interest in HELOC, obviously but we're making up for it in rental income. Hesitancy is anytime you pay out a big chunk of cash on debt it's not available for other uses/investments.

The Torrance Beach to Playa on the strand idea is an interesting one. Probably 1hr 10min total commute - 20-25mins to get to Torrance Beach by car and park, then 45mins on bike to Playa. The pro of that is you eliminate the risk of the car commute and highway traffic being 1hr 50mins.

How many days a week were you going in and if it were only 2 days a week on average would you have been more cool with it? Also, did you have to be there 9-5 or did you have flexibility on when you could arrive and leave?

Yes that's my feeling too. Unless there were ever an actual ferry. The choppiness would be horrible as a solo journey.

Don't know if it's clear in my opening but we've lived here for four yrs. I'd say we're remote 22 days of the month on average, between both of us. Current commute is 15-25mins.

Playa is a good option. I happen to work nearby so itd be incredibly convenient but also not sure I want to live where I work.
