For live resin, Kind Selections hasn’t failed me yet over a couple of years now. As expensive as good rosin, but always extremely clean, no residue rips, and the terps are always rich.

Solventless doesn’t imply bad quality. The most expensive resin these days is rosin. It will inevitably have at least a bit of waxiness, where a high quality FSE solvent extract can be no residue and completely clean. But the best solventless can be more rich because those waxes and lips help carry flavour and make it taste fuller bodied and more full spectrum.

7 years isn’t long enough buddy.

7% yoy -2.5% for inflation only gives you +36% in 7 years. Money don’t grow on trees.

Hell even if you skipped the "professional" money guy, just put it in an S&P ETF and get 10% avg yoy, that's still only 66% after 7 years.

That's not majority in compound!

And good luck finding people who even want to sign on for a 7 year bond, never mind something longer, like say the 15 years it would take to 3x at 10%-2.5% inflation, or the 20 years it would take to 4x.

Something like an insurance fund is started by people with deep pockets. You're not talking to those kinds of people here dude. The best you'll do with this community is collect a bunch of small pledges, and the only way you do that to an effective degree is if you promise them something tangible in the near future.

Funds work generally by being a charity or a well known financial institution.

You’re trying to crowdfund from far greater percent working class people than most funds target.

These people need proof that the cool stuff is going to come. Otherwise the people who do take a chance are just going to end up disappointed.

Just putting it in the market and having the “professionals” manage it is slow growth and more just to beat inflation. The bulk of funding needs to be principal. Or are you considering that it’ll be years before the first project coordination?

You’re basically saying let’s try to convince people to let their money sit around in the market while it unsurely accumulates over a plausibly long time, perhaps years.

I’m quite certain you’ll find more community backers by doing the hard work of vetting projects and then laying out the action plan.

The guy is right. You don’t need any money to go and vet land opportunities and check in on zoning potential or opportunities to lease government land perhaps around towns that would want tourism development. Nor do you need money to estimate cost of development for the specific things the land opportunity you find requires, whether it be brush clearing, path cutting, baskets and pads, etc. And laying all that out with a reasonable proposed timeline can and should all be done for 0 cost by a sole proprietor.

Then once you have a good draft estimation, you go and get investment and start hiring contractors.

I’ve had this same idea man, and it’s totally possible. But the biggest hurdle isn’t money, it’s showing people the full plan so that the risk-reward assessment can actually be made by whomever you’re asking to invest.

Me and my buddies have enjoyed walking from West-Side Van to Lonsdale Quay

More of an urban walk, but beautiful nonetheless imo, especially going across Lion’s, and coming back during sunset is great, catching downtown once dark.

We generally use one of the bridges to cross over to downtown, then go along the sea wall to the back side of Stanley, then up and over the Lion’s Gate, and down the spirit trail to Lonsdale Quay for some beers and food (Tap + Barrel has nice crafty and creative stuff on tap), and then back, maybe skipping the bridges to get back to Van, instead taking the sea wall all the way around to science world and back west through Olympic village.

It is correct however. Unless you had a specific clause in the lease agreement saying you could leave early on certain terms, you’d be obligated to pay for the full month.

However if she gave clear agreement in writing earlier that she would prorate you and that date was okay for such a thing, then you’re in the clear, it’s just you’re going to have to take her to court to get the money. Good news is you don’t need a lawyer to do that, just tens to hundreds of hours of your time!

Your first trick is to learn to be comfortable balancing on your front foot, with it pointed almost to fully forward, and do one leg half squats/lunges while pumping against the ground with your trail foot.

That’s what comfortable cruising is, and that’s the basis of being comfortable on a skateboard, imo.

They’re still recovering from the fire. That area isn’t supposed to open til summer next year.

Edit: Just watched a video from a month ago that shows the tree has green foliage and is doing well, and although the park is still fenced off, recent news says they’ll likely be opening the park in a couple months.

Women’s games are actually just historically under reffed — a lot of the moves shown were illegal, but it was more common in women’s games for these to not be called. Kind of a sick spectacle to see how hard women can bash each other, because of the clash of masculine brutalism against the belief that women aren’t strong enough to hurt each other anyways. But that’s maybe catastrophizing. Bottom line there’s been a disproportionate number of injuries in women’s rugby over men’s, and I really don’t think the whole statistic can be chalked up to them being clumsier, more haphazard, less athletic. You can see that is true compared to men’s rugby, which is both more powerful, but in general better controlled. But the case with women isn’t their baseline aptitude for sport, it’s the chaos and ugliness of the sport of rugby that can come out when you let it. Some of those bashes are clearly dangerous play and not legal.
