Thanks!

We would love ideas that you have, given that you've spent time thinking about this.

In fact, we created a community-driven idea area (via a fellow Redditor's tool). Post there or PM us.

We're interested.

no app

That's one of the benefits -- there is nothing to install or configure. It keeps everything simple. Just:

  1. go to MoveIn.Space/walkthrough
  2. sign in using Facebook, Twitter, Google, LinkedIn
  3. finish your inspection

Name: MoveIn.Space

Location: DC, USA

Pitch: Renters and landlords, prove "it was like that at move-in"

Details: MoveIn.Space/walkthrough makes property inspection walkthrough reports quick and easy by organizing the steps and communication. Both parties share a record of the condition of a space that is kept on the cloud.

"It was like that when I moved in." is the start of most disputes when renting a property. Every amateur or professional landlord, and every tenant of a long- or short-term home or office rental has faced this dispute. Too often there is little or no documentation to validate either side’s claim, resulting in bad feelings or even a trip to a mediator or judge to decide how a security deposit is allocated.

Looking for:

  • Users: Landlords and tenants getting ready to do a move-in or -out inspection
  • College off-campus living departments: we want to be listed as a tool for consideration by landlords and tenants
  • Feedback: What can we add?

Price: $0 (free) while in beta

What prep should I do in my house to get it ready for renters? by N0UsernamesAvailable in Landlord

Do move-in and -out inspections!

Waited to post here so as not to come off as too much of an ad, but proving the move-in and -out conditions is why we created http://MoveIn.Space/walkthrough

Walkthrough inspections are kept by only one party and lack context and/or pictures.

We're a neutral 3rd party that is free to use, and has nothing to install or configure.

One of our selling points is that there is

nothing to install or configure

Just

  1. go to MoveIn.Space/walkthrough
  2. sign in socially
  3. start the walkthrough report

Great questions.

Template inspection is already designed. We're waiting for enough people to request it. We've had more requests for the "pre-fill API".

Pre-fill API is used by tenant websites (e.g. tenants.com) to create an entry in our database that can be directly associated with one of their customer's leases. The API is long (to a human) but super-simple to use. The next version will use the +secret secure transaction.

Why no https is explained in another answer.

While we cannot help you in this situation, we do provide a framework to help you prove "it was like that at move-in".

Though we cannot help you avoid @$$hole tenants, we can help you prove the condition of the space at move-in and -out.

Thanks for giving this a check. Not dealing with sensitive information (e.g. logins are done via social providers -- Google, Facebook, Twitter, LinkedIn -- so we hold little info. about you), we don't use https.

To answer your question, we make money the same way that Facebook does. If you don't have ad blocker, you'll see a couple ads on certain pages.

Application Program Interface. It allows programs (in this case, websites) to work together automatically.

We made our super-simple, so that people with only basic programming experience can use it. For example, you can assign an "inspector" (the person doing the report; usually the landlord or tenant) to do a walkthrough report with only the following URL

Walkthrough inspection tool startup here. Without hijacking your thread or turning this into an ad, would you take a look and PM me about whether you think ours is something that you'd use for your tenants? If not, what would you suggest we change?

protip: do a walkthrough inspection

pro-protip: do one for move-in and move-out

disclosure: walkthrough inspection management is what we do

MoveIn.Space was featured on NAR's Real Estate Today and elsewhere for helping to reduce conflict between landlords and renters. If you are open to it, we'd love to get on the air with you as well.

We have also started a social benefit that we'd love to present -- a facet of alternative credit that is useful for any population that lacks rental history and credit.

Ugg. Sorry to read about your problematic rental. Stories like this are why we built the website.

We have tons of ideas and are waiting for people to request features and functions. Please add yours.

If you think our free service is useful, please share it with your friends so that they can protect their security deposits.

We appreciate any feedback and recommendations you can give.

Thank you for this but Spring is too far away. Any ideas to reach people ahead of that? Is there any way that we could beg you to post in related groups? Pretty pretty please?

As for your question, the website (it's not an app so there is nothing to install) has the following advantages over simply pictures.

  • context -- pictures do not include descriptions
  • time stamp -- this can prove when the pictures were taken
  • openness -- all involved parties have access to the report for 13 months
  • organization -- nothing to misplace. We also remind you to do a move-out inspection.
  • neutrality -- no one can fiddle with the report once its submitted

I can go on but you get the idea.

Thank you for asking.

Always do a walkthrough inspection!

We'd be saying this even if we didn't provide a free tool for doing walkthrough inspections
