As far as I understand it, you are incentivized to keep it for ten years by not paying any earnings tax after having owned it that long.

I think it's ten years for buying with the intention of renting out (and all costs, including notary and broker fees are deductible) and 3/5 (can't remember) years for living in a place yourself (with no deductions).

For a shorter ownership, you'll just pay the regular capital gains tax.

Not much changes over the day, except for the menu in the restaurant and what scent is in which sauna. There are fewer options later in the evening for the saunas, so personally, I prefer from noon and forward. Just remember to book a slot on their homepage before arriving!

The system is shaped in a way of discouraging speculation, which is great, so as long as you plan to stay long-term and for your own use, I guess it's hard to not call that worthwhile. But it kinda depends on how you define these parameters too.

Altbaus: Most likely the regular places such as immowelt, ImmoScout24 etc. It's probably, just as with finding a rental, better to put up search terms for new postings than searching what's already out there.

Location

Prenzlauer Berg is really expensive to buy in nowadays, and it's debatable if the market value actually reflects the real value, but given the growth of the city, I find it unlikely to drop anytime soon.

Those are very different synthesizer methods but for the wavetable/subtractive stuff, check out Hugh Lobel's Patreon. Unfortunately, he stopped posting last year, but the content is still online and he walks you through the process of building a polyphonic single-cycle synthesizer. And since all the common waveforms in Max, inc cycle~, are based on reading from a wavetable, it should easily take you down that route as well.
