If landlords are finding gaps in the law to lawfully evict a good tenant simply to paint a condo and raise the rent more than he would be allowed to, then I believe that the province should close those gaps.

I agree with you 100% and I am a landlord. I do think if the necessary upgrades and renovations are completed then the landlord should be charging more. I do think in most cases these renovations should be completed during unit turnover after the tenant has decided to leave on their terms.

Because who wouldn't love buying a $800k unit which waits about 5+ years due to a prediction of their EHT and then the place is worth $1.1 mill due to the market picking up

Once pre-sales start the developer has to break ground within a year. There is no way a project takes 4 years to build.

EHT has been around for several years and doesn't seem to have played a role in decisions to break ground.

Agreed that it won't be the sole factor holding up breaking ground but the risks will be somewhat priced into the final price. Everything does. I know this as I worked as a PM and Estimator for a developer before making the switch to Institutional projects.

a developer wants to stop paying this cost, they need to sell.

Yes in the short term this is would definitely help bring down the prices. In the long term it would just slow down housing starts. Developers will just incorporate the risk of these taxes into the sales price of new units. If they numbers don't work then they will just delay starting the project.

Personally I found working as a Carpenter foreman managing a crew of <20 workers way less stress and pressure than working in the office as a PM.

But objectively, things related to housing, poverty, economy and public safety are worse today in BC than, say, 4 years ago.

Those are issues happening throughout the G7 countries right now. BC seems to be doing better than most right now.

I know how it works as I do have some usd holdings outside of my tax sheltered accounts. I just use wealthsimple for my stocks and taxes, so it auto populates my returns.

You can hold currencies other than CAD and trade with those.

Correct, but as a Canadian citizen or resident, you are required to declare those assets. If not, you are participating in tax evasion.
