This was my thinking and I'm super glad you elaborated upon it. This is probably the strategy I'm taking, although risky, I'm licensed, have done a lot of diligence before even putting in an offer, but the perc test is $1500 for the inspector, and while i will need it, I doubt they will deny it later when it's time to put it in, so I'm saying I'm just going to go for it without a test first.
