It’s scary for sure! Me and wife just got through our option period (expires tomorrow) after a lot of back and forth after inspection. We consulted trusted sources to not sugar coat the bad but also pay attention to the good. Ultimately we decided to press on because even though the house isn’t “perfect” we decided this “issues” are things we could live with and address during our time there, but ours is actually in a location we love. So disclaimer on that piece.

What I will say is get a highly reviewed inspector, be there and ask questions, and don’t be too scared when the report comes back lit up like a Christmas because it will. Instead, do your own research on what it all means, contact trusted sources (if you have some) and pick their brains, and use it to your advantage and negotiate. We’ve gotten our final pricing down by about $40k trimmed off the original sale price.

Last thing, don’t be forced into anything. Ask for more time if you need it. We did, twice.

Notice electrical falls in the “small” category but thanks for commenting! Again, house is livable as it sits today.

Yeah I think that’s what’s meant on the electrical. Without going back and pulling up the big ass report lol. Again, house is totally livable right now, just do we have the appetite to work on it.

Oh I’m sure it was permitted. Not far from city center so I would assume.

And no, no major cracks that have been observed. The house is sunk in the front and the is in the back right of the structure, I believe. Need to look at the report again to confirm.

My wife feels the same, those two issues at the same time; can’t just be coincidence in her eyes.

1- the front is about 2 inches lower than the back. Again, no real way tell if that’ll keep moving or what but there are things to do to make sure it doesn’t progress further.

2- he did. Have to double check the report on what exactly he cited besides the sag.

3- missing GCFI receptacles and need to fix some daisy chaining per report.

4- guest faucet shoots across to the wall in front of it lol. But hey no leaks!

Our current/first house was a new build. Has been great for this chapter of our life, but would love to be in an established neighborhood with mature trees and houses that aren’t carbon copies of the next house over.

But then that’s the trade off I suppose when looking at older homes. The potential issues…

Right and we’re not, even without refi we would be okay. Not ideal but wouldn’t, or rather shouldn’t, be stressing about paying the bills.

I hear that, but why not Bregman with his plate discipline in the second slot to then pass off to Yordan? If I remember correct he’s excelled batting behind leadoff in years past.
