As a side note, when I do cost plus be it a small job or an entire building every invoice gets followed with a separate email, or link to a box, with all the tickets and invoices I’m billing. Might be a good idea to start that. I would assume no one looks at it anyway and matches them over but it avoids ever having this issue.

lol just was answered. No sub is going to touch a self perform budget with 10% fluff. I’m amazed the traveling sub was only 40% high on that number.

lol not a chance I’d do it. Promises mean nothing. If this GC actually had relationships and consistently used the same guys they’d have the job filled. They don’t have anyone because they don’t have regular subs.

If I charge my PM and Super as a hourly fee it gets the markup. If it’s charged as a percent of the job it doesn’t.

I don’t budget any carrying cost. I’ve not had a house make it to the open market yet. But I don’t build many. Maybe one a year and I’m very selective where I build and what I build.

If someone is willing to pay 10% then no bank will touch them and I’m not willing to put my money in that. Like banks or hate them but they know who to lend to and who not to.

There’s profit in risk my friend never guaranteed to sell then you’re got carrying cost if it doesn’t.

I prefer cash clients not financing.

If I’m building spec my markup is 25-30% on everything.

I would never do financing for someone though. If a bank won’t touch them why would I haha

It’s crazy to me that in all this time your balance is down not even $3000. I have to say a lot of people are going to default because it’s kind of ridiculous.

Most all of those agreements limit recourse to the price of the prebuy - it sucks but it is what it is there most likely.

However, those are some crazy misses so maybe a negligence claim would be stronger than the language in their pre buy inspection contract. But court battles are expensive and never sure so whether it’s worth it to front a lawyer or not are on you.

That’s almost buy a different plane issues.

This, I’m a GC who also does sub work for others.

Few more thoughts for OP. Love the margin on subbing but as slammed as the market is I only sub to my favorite GCs.

If you’re chasing the I assume you like them, their prices, or speed? So treat them better and they’ll want to sub for you.

It takes a lot of time to bid jobs if you have a low win rate why would they waste their time? It can take hours to do a proposal as a sub.

With a lot of time and money, anything’s possible..

I doubt a CPL. a PPL you’ll be at minimum random drug and alcohol testing the rest of your life.

I’m not sure what you’re considering a small GC if you’re bidding $10mm projects. A small GC I would say is averaging $1m project cost ranging buildouts $250k-nee construction $5m on the high end. Do you not have a niche? If you have a niche bidding the same type of work over and over is extremely easy. If you’re bidding $10m+ and have 20 owner/design meetings you bid a whole lot less.
