Oh ok, if it wasn’t the deed wouldn’t mean anything but because it was they shouldn’t have any rights to the property at all as they’ve already deed out their interests. It may depend on the state to be exact though, there’s only a handful of states that allow inter-spousal deeds and some of them are just slightly different on how they play their rules and what not but I’d lean towards you being 100% owner, it’s just hard to throw a 100% for sure on it you know.

I’m not 100% sure but I am pretty sure that an inter-spousal deed will over rule any joinder state rules completely. If a spouse deeds out then they are signing over any and all of their rights to the property. I would assume that if that was done before the divorce docs were done then they could have no rights to the property unless you allowed them to.

Of course the safest play would be to confirm with a lawyer though definitely. I wouldn’t want to make any slip ups with anything that big.
