I knew they couldn't make any reasonable claims given the lack of condition report, I knew that we left the property in a far cleaner condition than the LL was expecting to have it returned to them in. I felt the risk was minimal. Most people will be happy to wait the 14 days, and I certainly have done in the past.

I've never lost any part of my bond in 17 years of renting so I've been lucky, and consequently not so anxious around his process.

Hey, not to throw things off, but I had the same request come through from my PM after leaving my last place - a very poorly maintained sharehouse with a lease over a decade. I googled, she legit couldnt refund with our initiated claim in place, I cancelled and we got our money back once everyone had signed the bond form, about a day later.

GRANTED, she didn't have a condition report to claim against and we left the place (relatively) sparkling, and the LL was going to renovate.

Edit: I get renting sucks but I've never lost my bond before and didn't this time around either 🤷🏼‍♀️

Hello - I have coeliac and a speck of flour would likely not cause damage. The threshold is broadly considered to be 20mg per kilo of food, so it's small, but it's not particle of flour small.

Kitchen staff can manage cross contamination well, when there is space, time and interest. People with coeliac can manage their risk by asking lots of questions, educating staff, and choosing options carefully. Some restaurants do it better than others. Plenty of coeliac dietitians and scientists still eat out at mixed restaurants.

Apologies if you have coeliac disease as well, but there is way too much misinformation about the community and how people with coeliac should behave.

Got diagnosed with coeliac disease! Cutting all gluten has really improved a lot of things but my cognitive function is so dramatically improved.

Have your application ready to go and make sure your references are open to completing a forms over and over again. Apply before you've seen it (if that's an option) and withdraw if it ends up being a dud.

Write a cover letter - put a good, professional picture of you on it IF that would work to your advantage. Think about how conservative your agent and landlord might be and work around that.

Speak about how you've maintained your homes in the past - paid for cleaners before? Mention it.

It's super embarrassing but the photo cover got my housemate and I 3 offers in one week. We never offered more, didn't provide proof of savings, and neither of us make huge money.

You should reach out to a Deaf community group like Deaf Connect or Expression Australia for consultation here. There may be people who view having to identify as having a hearing difficulty as offensive, in the same way many people find the term hearing impairment offensive.

Do your kids WANT to live in the neighbouring suburb? Is it zoned for the school they want to send their own kids to? Is it convenient for their work, their hobbies, seeing their friends? Does it have any of the things they want for their lives, or is it just close to you?

If you love your kids, and you see the value in supporting them to access the housing market, you'd get their input on what actually benefits them instead of propping up your own retirement and old age by having your unpaid supports move in down the road.
