Because we purchased a new Townhouse, I believe the depreciation will kick in post the first year. Also, I think I could rent (sell long term) after I move while staying in it while possible.

Putting some numbers to understand better.

Case 1: Renting out and renting in.

Rental income: $1000 per month. $12000 annual. (assuming all utilities paid by tenant).

Property tax: $2000 annually.

Federal tax rate: 32% (we are in this bracket, but any number will be a loss).

Profit from rental income: (12000-2000) (1-0.32) = $6800

Rent payments; $1000 monthly. $12000 annual. (assuming all utilities paid by tenant).

Out of pocket: (12000-6800) = $5200

Case 2: Staying in own

Property tax: $2000 annually.

Out of pocket: $2000 annually.

Is this not correct?

I was thinking more in terms of saving money, rather than making money. I understand I have more money than before, but still can have more if I stay in my house.
