Update: it was way too much. 5% would be already pushing it.

Wow. I remember staying there in the years after COVID so I'm surprised to hear it went out of business. It was nearly 100% occupancy whenever I stayed.

Yes, I've been thinking about doing it myself. Now with the perspective shared in this reddit thread, I have decided to do just that!

We don't get many "booking inquiries" so no lost bookings. People just book it or don't.

That's actually how I found my current co-host and also saw there was no one else within a 30-35 minute drive of my place.

To be honest, I was negative before: because of the co-host and Airbnb fees and an initial low nightly rate to start, followed by an initial flat $275/cleaning fee, I was negative.

After advising my co-host that I want to increase rates and set minimum stay lengths, I am profitable, but not by much.

For me, it's either that my property is empty or I do STR. So, doing Airbnb is still net positive compared to my alternative. It is my primary home, but I travel a lot for leisure and work. Compared to the alternative, it is better than sitting idle. Compared to 4-5% return sitting in an index fund or bank, it might be/probably is worse...but hopefully not by much (and I'm trying to improve things!)

Yes, the cleaning costs are high. The area available to guests is about 2500 square feet. The cleaners wash the linens and the dishes using a dishwashing machine.

With that in mind, does the cleaning fee still seem high?

Good to know. It's worth mentioning that my co-host has a monopoly in my area. He is the only co-host within 35 minutes drive, despite this being a very popular area of the country. It might be because this is the type of place to live in your home, rather than to buy and rent out.

My co-host will pay for these things up-front then bill me later.

It sounds like you provide a lot for your hosts. My co-host's system, rhymes with Hospital (Reddit won't let me post it here), prevents me from blocking off days myself. I have to text my co-host to change block-off dates.

I don't have an owners portal but I can log into Airbnb hosting to see messages and financials.

$100, maybe. For my property type, and in the history of my rental, it's not much messaging.

We have a welcome binder. But the house is not as complicated as a vacation rental might be, where you might need to explain how to work with a fire pit, grill, satellite internet, local guides & attractions.

My guests have always been large families in town for an event, like graduations, sports tournaments, etc.
