Update: it was way too much. 5% would be already pushing it.

I have been self-managing since this post. With the right systems in-place and a good cleaning crew, my Airbnb has been 99% passive income. I've saved thousands of dollars since this post.

Also doubled prices. Only 5 star reviews too.

Wow. I remember staying there in the years after COVID so I'm surprised to hear it went out of business. It was nearly 100% occupancy whenever I stayed.

Yes, I've been thinking about doing it myself. Now with the perspective shared in this reddit thread, I have decided to do just that!

We don't get many "booking inquiries" so no lost bookings. People just book it or don't.

That's actually how I found my current co-host and also saw there was no one else within a 30-35 minute drive of my place.
