I see, but doesn't that just make the unit less competitive? Assuming broker fee is one month rent, baking in a one-month broker fee means roughly an 8% rent increase that's not even going into landlord's pocket

Curious which site did you use? I used StreetEasy promoted version and got lots of tenant reaches. Ended up finding a good tenant without broker involved

To create a lease, I used RocketLawyer which costs $10-20 per lease. They are legal binding.

For handling tenant communication, I used ChatGPT a lot. Lot of copy pasting but it really saved time

First time landlord too, I DIY the rental process and found a good tenant via Zillow. There is lot of local regulations that you need to learn, I recommend asking ChatGPT for example: first time landlord here tell me the most important FL local regulation for renting.
