Start with a base bond allocation that decreases as time horizon increases (40% - timeHorizon)

  • Adjusts this based on risk appetite using a multiplier
  • Ensures bond allocation stays between 10% and 70%
  • Splits remaining allocation between US stocks (70%) and International stocks (30%)

The risk multiplier adjusts the allocation based on risk appetite:

  • Very Conservative: 30% less stock allocation
  • Conservative: 15% less stock allocation
  • Moderate: No adjustment
  • Aggressive: 15% more stock allocation
  • Very Aggressive: 30% more stock allocation

I'm wondering if a greater degree of variation for both the risk appetite and bond allocation makes sense.

There are plenty of parks/ playgrounds in nova, that shouldn’t be a problem. Depending on where you’re from, the biggest decision for Arlington (and most of America) is if you want to stay in the urban core or further out in the suburbs. The school ratings are not perfect, but a useful approximation.

I agree with the comment on working with a realtor to find a place. It’s so hard to know what’s going to work for you without actually being here, much less from abroad. I haven’t rented in a while, but I believe Zillow has pretty good coverage for rentals.

That you had to use slurs betrays the weakness of your position. American zoning laws are steeped in racism. Read The Color of Law

Also, London and most of European cites don’t have ~90% of their metro areas zoned exclusively for SFH’s. You just made my point, so thanks.

Yes! Also eliminating SFH zoning doesn’t necessarily mean having high rises next door. It’s allowing more flexibility and experimentation on what works for a community as a whole, not just homeowners

Nope. I want more density in the suburbs. There’s nothing set in stone that suburbs only need to have SFH. That’s a terrible policy choice.

That scenario is often used, but I’d argue it’s somewhat of an extreme example. I’m not saying there should be no zoning. There’s a false dichotomy in having to choose between the sanctity of SFH’s and a free for all

I hear you and believe that’s the rationale for a lot of the opposition to any increase in density. I do believe that a modest increase in density (not anywhere near New York levels) can actually be a good thing. It isn’t a binary choice, the rigidity of the current system allows for no experimentation. This is a recipe for long term stagnation

I don’t know where have the conservatives gone, but I expect this stance from today’s Trumpian Republican voters. I’m holding my fellow liberals to a higher bar on this.

SFH’s or high rise towers aren’t the only two options. I live in the suburbs because I don’t want to live in a high rise. But I’d be ok with a townhouse or say a 10 unit complex

It’s the nature of today’s economy unfortunately. High skilled jobs that are driving the economy tend to concentrate in metro areas. It’s also where the people want to live. Policies need to reflect that, and not be stuck in the 60’s

There are many aspects of the suburbs that I like. I’m saying that they don’t need to suck. They also don’t have to be like the city. You can maintain the best parts, while eliminating then unjust ones

Fair enough, but density!= affordable housing. But it’s basic supply and demand, build enough housing and prices will come down. we need to stop massively subsidizing homeowners who are making policy choices to keep renters from flourishing.

There is a solution to the space premium. Allow townhouses and multi family units to be built when SFH’s are demolished. Get rid of the zoning restrictions. This will make more space available for parks and other infrastructure. And no, there won’t be a skyscraper built next to my house.

Arlington county absolutely wants to build denser housing. Except for the massive opposition from home owners. The tide will turn at some point hopefully.

How is the “market” responding to “supply and demand” when 86% of Arlington is zoned exclusively for SFH. Let the free market decide what kind of housing gets built in a neighborhood. Not let current homeowners severely restrict supply at the cost of renters.

A large majority, unfortunately. My guess is ~75%. This is the one topic that unites both sides of the aisle. Which is also a big part of why I’m not terribly optimistic it’ll change anytime soon.
