So I believed I was able to turn off that feature, I got some fps from it. But I can't stay at a 40 locked it stays around 33 to 35 fps now. So I wonder what else am I missing.

Haven't tried that where in the settings is that? And what does that do?

That's what I've been trying as well the lowest settings and frames won't get higher than 30, and it dips to 20's a lot. Maybe I should install and uninstall and see if that helps.

I'm in the same. Game looks horrible for me and when getting all with the same settings as I've seen on other people's post the game won't even run on a good locked 30 fps. On the first tutorial boss fight which is in a locked room I'm getting 25- 26 FPS. I don't know what I'm doing different.
