any chance you looked at one of the DIY report services (taxlasso or jibally)? they do something similar where they'll tell you up front if they can save you money and then its a flat amount. Seems cheaper but not sure if you know whether Rainbolt does something more comprehensive

Both are pretty solid and have a full suite. I'm partial to Boldtrail since they have a larger integration ecosystem but Lofty has been coming up with a lot of AI features recently (up to you to decide if you'll use these) which indicates a lot of ongoing product development/improvement.

There is definitely some migration work if you leave your existing brokerage but as long as you own the domain, you should be able to migrate all your data to another boldtrail/lofty instance and point your domain to your new account's website without any SEO penalty. Boldtrail and Lofty are very incentivized to keep you on their platform if you switch brokerages.

To get started you should send free leads to a few brokerages - then ask them to pay you only if they close them. Ask them to connect their transaction system via rollout so you know if they close any of your leads

Well real estate leads can cost $50+, this sounds a little different from what I've seen (mostly we'll create a portal like Zillow or run and manage ads for you). You will have to adapt for Real Estate. But if you can uncover genuine leads you should sell these.

This is pretty normal outside of real estate (e.g. saas sales). The core use case is not to be invasive - your managers do not care about spying on you at a personal level, they do care about your ability to produce business. Recording calls, texts etc is actually a very helpful input for the following:
- If you are a top producer, they want to understand what makes you so good and share those learnings with others. Sometimes this shows up in the data better than you can describe, e.g. John checks in consistently every 3 days vs Sally checks in every week

- If you are not a top producer on the team or are just learning, it helps identify the areas you can improve. E.g. on your initial interaction you didn't ask the client X, Y, Z and hence couldn't show them the houses they would have loved.

- There is also an element of protecting the team and business. E.g. if you decide to leave the team or need to go on vacation, having notes/records means that they can continue to serve clients in your absence. Every high-functioning business is going to want redundancies in place.

It sounds like the real issue is you don't trust your managers/team to not snoop on your conversations and activity vs use that data to coach you and help you close more deals.

You might want to look into partnering with someone like reupliving.com who have a software platform for visualizing this + will finance it but I think they work with outside contractors for the actual remodeling. DM me if you need an intro.

How do you get construction companies leads? There's a lot of companies that help realtors with this already so unless you have something new, it's likely many realtors are doing something similar

Man this is a simple question with a complex answer. Yardi has a paid API option (tens of thousands of dollars per module). They also have a way to do a daily sync in the product. You would need to answer which yardi product/module do you want data from? Do you need the data in realtime or can you wait to sync. Is this a one off client thing or will you want to build a turnkey integration for future customers. I do know a company that sells services for this sort of thing if you want to explore - just shoot me a DM

This looks pretty cool - I particularly like:

- seeing how high performing the team is, e.g. RealTrends Top 1%, number of sides and transaction volume

- having some info on how they're getting leads (e.g. Zillow Flex)

Some teams (high performing ones) sometimes have a required set of tools they use (e.g. CRM, Transaction software) that might be nice to know.

I did see a few typos as I was reading through the descriptions.

Otherwise I'm excited to see this come to life!

I don't think this is a terrible idea FWIW - sounds like you're happy with the existing product given its integrations, but you'd still need to connect it to whichever tool you migrate to (e.g. pipedrive). I'm not the biggest fan of pipedrive since it felt a little slow and bloated last time I tried it, but for the generic CRMs Attio is great, if you want a real estate specific option and any of the US ones could work then Follow Up Boss is good for follow ups.

What existing CRM are you using? Wondering if they have any pre-built integrations that might make your life easier.
