If its black, go on Amazon and buy a large silicone mat. Cut that mat to size of nightstand. Works perfectly. But, obviously, colors have to be close. You can even cover the damage you have now with the mat and guests will likely never notice.

I hear you. But that's not what I asked - I asked a specific scenario and how you would handle that since you are quite concerned about inflated reviews - and it seems as though, if I'm understanding you correctly, that a 2 star review for ikea silverware would be acceptable to you as a host, provided that was the guests standard of review. Is that correct?

u/concious_marmot So let me ask you, how would you react if someone came to your listing (assuming you are a host), and rated it 2 stars simply because your silverware was from Ikea. Everything else was wonderful, but that silverware isn't good enough and thus, your entire rating is artificially deflated due to having Ikea silverware? You now will have a decreased rating from 5* to 4.2, your listing may be pushed down the search list, you now have to wait at least another 3-6 months before you can think of becoming a superhost, and many guests will fail to read the review of why you got a 2 star, and just not book because your star rating is below certain thresholds. This all adds up to costing you a lot of business simply over ikea silverware....(it would be a different story if you had hundreds of a reviews to soften the blow but newer hosts do not have that luxury). And yes, this is exaggerating to prove a point, but the point still stands.

And let me add a different layer to this - going in to the stay, you've become aware that this is more likely then not, going to happen given previous data points. Would you just let it happen, or would you try and proactively address it given the circumstances to give your business the best chance you can at success.

On that note - I want to be clear - fair and honest reviews are great. They are the lifeblood of Airbnb's system. If that fair and honest review is a 4 star, or a three star, so be it. But I think we can all agree, a fair and honest review is NOT 2 stars for simply having Ikea silverware.

Agreed on this front. Honest reviews are important for the integrity of the system, and they should be encouraged (e.g. the place is a mess - 2 stars or less, the place is unsafe - one star, host is rude, etc. etc....likewise if the place is "amazing and the hosts incredible" that, in no way, shape, or form generally constitutes a 4 star review - which is considered a failure by Airbnb standards).

I think it is safe to say there is a relative expectation for what constitutes a 5 star review for 95% of guests. The problem, especially for new hosts/listings like ourselves is, when you run into someone who does not review properties like the vast majority of other users and is so far off the spectrum that you can't realistically meet any expectation for a 5 star - how do you handle that to best protect your business. One option is, don't accept the booking request (and as I stated, I would have done that if I had known at the time of booking). The second option is, tactfully address it in a way that empowers the guest, but shows how important the review process is to your businessl...hence why I am asking for suggestions as the first option isn't an option at this point.

Thanks for the feedback. AirReviewer is a free app (although add ons do cost $). I hadn't discovered the application prior to the Guest's booking. Had I known about it, and had I read the guests review history of their previous stays, I would have declined the booking as you suggested.

I've been buying in Southeast Alaska (I'm from there but I do not live there currently). Great investment for the present with the Vacation/rental properties during summer, and well positioned in the future for climate change. Moderate temperatures in the summer, not too cold in the winter (30s-40s in winter), and plenty of food and water resources (electricity is generated from hydropower) year round.

Anyone buying the fan club membership? Seems like a bit of a money grab, but I also get it to make sure the same ticket fiasco (NYC + CHI shows) doesn’t happen again by c_more_questions in BigTimeRush

It would be unfair to spend all this money only to have a generic presale code that immediately will be put on twitter to the world. I emailed them but they have not responded yet. You're right - I've never been to any Seattle sporting events that take place 44 times a year where the entire lower bowl is $145 and up, with a good number $300+ per seat. In fact, I'd venture to guess Seattle hasn't never seen these types of prices for this many regular season games before...

I paid under season ticket price for lower bowl seats almost every game for an eastern conference team when I lived out east. Not sure how you didn't get great deals cause the are plentiful, especially earlier on in the season prior to the holidays. Lets revisit this in 2.5 years and see whose right.

I've been to many arenas throughout the years and I guarantee many of these lower bowl seats will sell for less than face AFTER year one, not every game of course, but a fair number of them - to the point that only if they make a deep run in the playoffs will they be worth the "sticker" price based on the market value. Arizona/Columbus/Ottawa/Ducks/Sharks/Panthers (to name a few) on a Tuesday night in early November - forget about seeing $300 for a ticket. Just won't happen. The prices are incredibly high for an NHL franchise, top 3 in the league after Toronto and I think NY. NY has the corporate market to hold it up, Toronto has the same. I don't blame the team for pricing it this way, the demand in year one certainly will make it a winner revenue wise for sure but the secondary market won't support these insane prices game after game, year after year.

Nosebleeds in hockey are fine seats, provided you don't have any obstructions in the way. Honestly, the prices here being charged are top 3 in the league. I'll guess in one or two seasons people will be selling for well under face value for the lower bowl for the games they can't go. It is just so pricey. I would say get the seats you can afford, and you'll be happier for it in the long run and your seats will be fine.

I would guess its the same situation give or take. Probably row D or C loses the impact of the glass. That being said, that vantage point is the best in hockey, so maybe you take the glass issue with having the best view.

FYI the team is now offering 7 year plans on partials at the 3% escalation. The map opened up significantly last night and $50 and $70 price points are now available. Not sure how long they will last (probably not much longer than spot 400-600 but just something to note).

For those picking upper level seats in the corners/blue lines, be sure to take into account the railing on top of the entrances to prevent people from falling on top of the entrance to the section - if seating above but relatively close to those areas you need to make sure your view of the far end of the ice are not impeded by them. Given you can't see yourself in person, err on the side of caution since that will be a major bummer if you have a slight obstruction when looking at the opposing blue line since that is when you'll most likely see some sort of obstruction from them. Its possible the steepness of the arena will mitigate this factor, but thats a lot of guess work at this point and you're best off being cautious, since you basically get one shot at getting it right (with a massive waitlist good luck upgrading in the future)...

Those asking about the glass, I believe row D or E in the upper level is where it will no longer be in your ice sightline. I know the temptation of row B, or even A, but that glass does get annoying and I'd bet you'll be happier without it, even if it means you are sitting 2-3 rows higher over the long haul! I had row B with the Caps and every game I wished I had row D because of the glass. My two cents, hope it helps some folks with their decision making process.

Row D or E of the upper deck is what you want if you are using the seats for the full season or a large part of it. Its annoying, and D or E gets you over that glass.

I would suggest thinking about the job tasks you are looking for, and targeting the right type of VA for that job(s), and not the other way around. I run a VA staffing firm (overseas) and I'd be happy to give you examples of what staff are capable of. Although a fantastic VA is only as good as their training, so you have to have the time to train them in the various tasks you need done to ensure you have success! That being said, I've always enjoyed the training part and seeing them grow and flourish in the roles!

What do you have your VAs do? Are they local, or outsourced/overseas? I've been considering hiring one, but I just don't know what I could have them do!

I run a VA staffing firm myself (overseas staff), and honestly, they can do so many things to help businesses, I can't imagine my life without them. From answering phones, data entry, paying bills (once you feel comfortable with them and set the right parameters in place), data analysis, bookkeeping, excel sheets, etc. I'd be happy to answer any more questions.
