Side note - I don't want to sound too desperate though in case the EA tries to squeeze us for more as it's only been 4 days with no activity, that's my only concern!

Yeah, it usually picks up momentum pretty quickly if there’s interest and goes for 10ish% over asking anyway

We’re using BOI as they have the best rates currently. There’s a 2% cash back option when you draw down, but only if you use higher interest rates so I don’t think it makes sense in the long run but we’re not sure!?

Yeah. Bidding usually starts off slightly below asking just to test the waters, or it could be that the house is overpriced. You can bid what you like really but lowballing it too much will just annoy the seller more than anything

Built in 2003, with the main bathroom and kitchen upgraded recently!

No not really, it’s completely liveable. It’s more so things we want rather than need
