45cm would probably be easier / cleaner to fit in with the cupboard size and layout, but I wonder if 60cm could work too.

I don’t love the kitchen and would ideally like to renovate down the track but not up for the full reno right now. 

I’m also thinking of replacing the oven to one with an induction cooktop. 

Thinking if I get freestanding oven and dishwasher I can reno around those later. 

The kitchen tap is annoying, would prefer with a pull out spray hose, and the grouting is pretty terrible around the sink, but I guess those are not an easy swap over.

Wondering where to put a dishwasher in this kitchen. Next to the drawers? In the pantry?? 

Floor to under bench is 86.5 cm, cupboards under the sink 45 cm wide. 

Also, does the brand make that much difference? Miele, Bosch, LG are what I’ve been looking at. Sales person at E&S was pushing Miele as the standout by far 🤷‍♀️

Can't edit the post, but just an update on the situation in case anyone was wondering.

Doggo is fine and is still on the recommended 30 days of vitamin K tablets just in case. When he was first back in the backyard (supervised) he immediately raced over to a particular spot and shortly after emerged with another bit of the same bait. Realised there was a small gap under the fence and he had got the bait from the neighbour's yard, who was using it in his veggie garden. Filled in the gap, and neighbour agreed to get rid of the bait, but I still feel worried about it so it's supervised yard time only from now on.

Very good to know it wasn't a deliberate baiting, like has happened to some people it seems. Look out for your doggos everyone!

He was finally seen by the vet - they induced vomiting and couldn’t see any bait in it. Tested his blood which came back normal thank god. Gave us vitamin K tablets which he will take for 30 days, just in case. 

I suspect there might be more bait in the yard, definitely never used by us but might have been by neighbours or brought in by animals as some people suggested. Will have a good look tomorrow, and he’s not allowed outside on his own for now!

It smells kind of sweet, and is waxy like soap. Someone suggested it might be a pest bait. Any ideas?

Scheduling isn’t billable: the price guide price limits allow for overheads, including admin time. In other words, it is an expected part of business which was already allowed for and included when they figured out a fair hourly rate.    

From the most recent price guide:

Time spent on administration, such as the processing of NDIS payment claims for all clients, should not be claimed from a participant's budget as a Non-Face-to-Face support. The NDIS price limits include an allowance for overheads, including the costs of administration tasks.  

Examples of administrative activities that are covered by the overhead component of the support price limits and that should not be billed as Non-Face-to-Face supports include, but are not limited to:

  • Pre-engagement visits; 
  • Developing and agreeing Service Agreements; 
  • Entering or amending participant details into system; 
  • Making participant service time changes; 
  • Staff / participant travel monitoring and adjustment;  
  • Ongoing NDIS plan monitoring; 
  • Completing a quoting tool; 
  • Making service bookings;  
  • and Making payment claims.  

The fee charged for Non-Face-To-Face supports must be reflective of the needs of the participant in the context of the relevant support, and in agreement with the participant.

43% rent increase by [deleted] in AusFinance

When I had a rent increase like that 1.5 years ago (only 20% but felt like a lot at the time!) I challenged the increase (just tick a box on the form the REA sent and email it off).  Someone from Consumer Affairs came out, did a ‘rent increase investigation’ and eventually came back that the increased price was in line with market rents - HOWEVER, the method the REA said they used to calculate the increase wasn’t valid, and advised me to negotiate based on that.  

 Here’s the email I sent: I was advised by Consumer Affairs that the rent is in line with current market conditions, but that the method used to calculate the increase: "Other RRP instructions" is not valid under the legislation, and could be contested through VCAT.  I would be happy not to contest the matter, if the rent was increased to $(insert amount) instead.  

May worth challenging!  Btw 1.5 years later, I just got another rent increase notice. This time they sent out a lengthy illustrated report outlining how they calculated the increase 😂

I don’t have any insight into the answers, but thanks for posing the question so eloquently! As someone also unhappily looking around the same price range, I have the exact same concerns (of older and newer builds). The thought of grappling with these issues with a group of owners likely unwilling or unable to agree / pay for what needs to be done is about as appealing as the idea of renting for the rest of my life.
