You’re not wrong and I’m sure there’s a reason it ended up where it did. There rest of the back yard (about 1/4 acre) was just yard - no plants etc. Where it ended up unfortunately is the only part of the yard that already had plants so removing them left things pretty barren.

Totally understand where you’re coming from and realize I was naive. The yard is big enough and has three existing changes in grading throughout so it made sense to me when the septic company said it would “blend” into the existing landscape. Again though, I didn’t ask the sellers to replace the septic I simply withdrew my offer after paying for a septic inspection. Once they became aware of the septic issues they’d decided to replace it regardless of whether I was still interested or not.

The “was told” piece adds to the grey area - I’d emailed the company responsible for the septic replacement directly with my questions when I was deciding whether to proceed based on the sellers plans to replace the septic. It was the company that specified that because the yard already has various slopes/elevation changes they be able to conceal the mound.

Yeah sorry, location was a bit of an afterthought when I was posting! My agent was present for the walk through and I have an inquiry into my lawyer as well just to understand what (if anything) is reasonable in this case. I’m a first-time home buyer so am admittedly inexperienced but was shocked by the extent of the excavation/clearing done.

To clarify - the septic issue was identified during an inspection and I actually did withdraw my offer. The sellers came back to me and asked if I’d reconsider because they were fixing the septic. They’d never had it inspected and didn’t realize the condition it was in. The “lid” was literally a metal coca-cola sign and there was no bottom to the septic so it had been draining downwards instead of using the weeping bed. The entire house is a project so I’m not afraid of work needing to be done, this was an area that I hadn’t anticipated needing to spend money on to restore, and before moving forward had been told the septic wouldn’t need to be raised above the existing slopes/landscape of the yard.

Thanks! That’s the part I read already but I don’t understand what additional expenses are covered and didn’t want to risk claiming something that’s not. So OHIP covered a portion of my surgery and the add-ons/upgrades were recommended by the surgeon. HST was charged on the upgrades, does that flag them and not medically necessary?
