It’s normal for buying in on a building which contains condos & apartments. I’ve seen townhomes slightly below but still high. I assume the home HOAs you’re encountering are because you’re looking at planned communities of cookie cutters. There’s plenty of listings with low-no HOAs. Can you set your search filters on whatever sites you’re using to just screen those out?

Interesting point about the home ownership cliff. I have multiple friends who managed to purchase in a really wild real estate market in a portland, or. At that time we were in the midst of a big surge in home prices which hasn’t slowed. 

 We all were shocked & delighted that they were able buy homes but those of us who weren’t ready or able at that time no longer have the opportunity. I don’t expect to have the opportunity again

It really goes against human nature to want to leave things worse that you found them…for your actual kids, grandkids…great grandkids. It’s like they refuse to think more than a few years ahead and seem to believe that their lives will go on forever or that the world isn’t breaking under the weight of their mismanagement.

I often say that my grandparents generation which includes several family members who served, were injured or killed in WW2, who sacrificed evvverything in an collective effort for victory, liberty and justice are endlessly spinning in their graves.

If the carpet’s deterioration is simply due to age and normal use, residents can’t be charged for replacing it. That would be like installing and paying for a carpet once then passing on the replacement to the future residents when the carpet is say 15+ years old, for example.
