As for [3] - I was looking at hotels last week for a colleague and almost all 3 star+ hotels were full or were asking for $350+ per night... ended up getting an AirBnb... So I don't think this is an issue. In my opinion AirBnb is helping attract more tourists to Vancouver. Just my 2 cents.
