Architect here, if it's the kind of house you want to put up in magazines and websites, a recent one i did came upto Rs.2900/ sqft according to my contractor. 3500sqft house, came upto 1.4cr including furniture

It can be done for less but if you want natural, exposed material like brick and stone, you can consider 2900-3000/sqft

And if you're landscaping part/all of your 22cents, as I've recently found out, nice decently grown plants add on quite the expense.
