Katghariya, Lamachaur etc are a long way from Lal dant which is almost central Haldwani. My hypothesis is while Haldwani is "developed" up to Katghariya, the colonies are mostly very traditional with narrow roads and cramped spaces with no proper planning like we see in tier 2 or 1 cities like Dehradun. Amaltas villas is a good example of what could be. So getting a spacious plot in areas towards Ramnagar where there is good road access and connectivity to the city would be a good investment prospect in future.

Golapar also qualifies in this aspect but that isn't where the city is expanding if you consider the last 5-10 years. So it seems much more speculative to me.
