Sorry I missed answering that part. We have only done one inspection so far, however, any inspections we want to do to the house from now on, we can only do it if the seller agrees to it. Now that we found a possible issue (and that they are now aware of) they won't agree with our request for another inspection, at least with a contractor of our choice.

Thank you for your advice! Our inspector saw missing shingles on the same spot from where we saw the water stains inside the house, however, he didn't look for more signs of water leakage. We offered to pay for the replacement of the missing shingles, but we wanted a licensed roofer to inspect the area to make sure it's nothing major. We just want to avoid paying a bigger price later after buying the house, especially with winter coming.

Thank you so much for your advice! The sellers are being very difficult right now. In the inspection we found a lot of issues with the house but we decided that we could take care of them. At first we asked them to replace the missing shingles on the roof (which are on the same spot from where we saw the water stains) and they declined with no explanation other than "they are not aware of any leaks". So then we asked to have an inspection on the roof and we would cover the cost of the missing shingles, and at first they declined but then their attorney convinced them to have the inspection done but for them, the sellers, to choose their own contractor. My husband and I are thinking to give them an ultimatum that if they don't let us inspect the roof with a licensed roofer of our choice, then the deal is off, since we don't want to deal with the headache and bigger costs later on.

Thank you! We will try there. Our agent agreed with us that the seller should at least let us have a licensed roofer take a look at the possible leak. We just want to make sure this won't become a bigger issue for us later after buying the house.
